ALL HOUSEHOLD MEMBERS 18 YEARS OF AGE AND OVER MUST COMPLETE AN APPLICATION

INCOME VERIFICATIONS:

  • Employment - If you have been at your present job for less than six (6) months, we need written verification of your current and previous employment.
  • Unemployment - Written documentation from the unemployment office stating your starting date, amount received per week and number of weeks you will be receiving unemployment compensation is required.

(We will also verify previous employment and an expected recall date or possibility of new employment)

  • Recent Job Termination - A copy of your Termination Notice is required, or our verification completed.
  • Child Support - Current verification from The Bureau of Support (CHECK STUBS ARE NOT SUFFICIENT) - Copy of recent divorce papers or new Court order.

- If you divorce is not final, a letter from your Attorney stating who has custody of any children and any amount being paid currently or being applied for.

- If never married and no support is paid, you must supply a notarized statement of no support as verification

- If never married or support is not Court ordered, but the other parent is paying support, our notarized statement required

  • Alimony - Copy of divorce papers or more recent Bureau of Support Statement.
  • AFDC - Our verification form completed by your worker or a recent computer printout.
  • Social Security - Copy of your statement issued in March reflecting your total payment including Medicare/Medicaid Supplemental Insurance (NO SSI/1099, CHECK STUBS OR BANK STATEMENTS)
  • Disability - Documentation showing amount received annually. ( CHECK STUBS ARE NOT SUFFICIENT)
  • Parental Support or Recurring Gifts - Our notarized statement showing gift amount or regular contributions from any source.
  • Self Employment - Our forms completed with estimated annual income, notarized statement and IRS Tax Returns for the past two (2) years including ALL SCHEDULES or Audited Financial Statement prepared by CPA
  • Non-Employed - Our notarized statement of Non-Employment, Zero Income or Estimates of return to work and previous tax returns.
  • Housing Assistance - Our verification form completed by your Housing Specialist.

LANDLORD VERIFICATION:

  • Current and Previous Landlord - We will need to verify any current and previous landlord history, regardless of who your previous landlord(s) are.

IF YOU HAVE EVER BEEN EVICTED, TERMINATED A LEASE PRIOR TO IT’S EXPIRATION WITHOUT THE LANDLORD’S APPROVAL, OR HAD A JUDGMENT FOR RENT MONIES OWED OR DAMAGES TO AN APARTMENT, YOUR APPLICATION WILL NOT BE APPROVED.

ASSET VERIFICATION: ALL ASSETS MUST BE DOCUMENTED BY THIRD PARTY

  • Checking Accounts - Your bank must verify, on our form, your average balance over the past six (6) months and the interest rate on the account or last six (6) months statements.
  • Savings Accounts - Your bank must verify, on our form, your current balance and interest rate on your savings accounts or current months statement.
  • Real Estate (currently owned) - Appraisal or Market Study showing the value of the real estate (not tax appraisals)

- Statement from mortgages company(s) showing address of property and payoff(s).

  • Stocks, Bonds, CD’s, Trust Funds, IRAs, Keoghs, 401K - Verification from your financial as to value, interest rate, early payment penalties and accessibility.

BANKRUPTCY:

  • Chapter 7 - Must provide copy of Discharge of all Debtors and List of all Creditors.
  • Chapter 13 - Must provide copy of Agreed Order of all Debtors and written documentation from Chapter 13 Trustee’s office with list of creditors, percentage of debt being paid back and proof of payments being made on time.

STUDENT STATUS:

  • Part Time Students - Welcome to apply.
  • Full Time Students - We will only be able to assist those who meet the following Section 42 Guidelines:

1) A single parent who is responsible for a minor child. (copy of tax return , divorce decree or verification of AFDC)

2) A married couple who HAS filed a joint Federal Income Tax Return. (copy required)

3) Participant in certain Federal or State Job Training Programs.

Only the household members listed on your application are permitted to occupy your new home. No boyfriends, girlfriends, other family members or friends are permitted to stay in your home for more than fourteen (14) days without prior written approval from Management.

Under IRS Code Section 42, it is a violation of your lease and is grounds for eviction if you violate the above. If you have any questions, please ask your Leasing Consultant.

It takes up to three (3) weeks to process an application from the date of your application fee being received. You can speed the process by informing all parties that forms are being sent for their immediate and accurate attention.
