House rules for Nordraaks gate 3: Adopted at the resident’s meeting of 16 April 2013 (unofficial translation)
Please note: As a service to those of our residents that do not fully understand Norwegian, we have made an unofficial translation of the house rules into English. Do take the time to read this section.
- The articles of the Condominium require that there shall at all times be house rules, and that every co-owner shall ensure that these rules are adhered to by the residents in the unit he/she owns. Every co-owner is liable to make good any damage which occurs as a result of infringement (violation) of the house rules or lack of due care. In the common interest, it is the right – and the duty – of co-owners, their families and subtenants to intervene when they see anyone behaving in a manner which contravenes these rules.
- Between 23:00 in the evening and 07:00 in the morning there shall be silence/quiet in the entire complex, including the corridor and entrance halls. Radios/televisions and similar devices must at all times be adjusted to a level that does not disturb their neighbours. Thesame goes for usage of washing machines and other “noisy” household equipment.
- It is strictly forbidden to hang to dry, air orshake outany fabric or similar on balconies visible from the street – nor from any window in the building.
- The entrance halls are exit areas in case of fire emergency. Consequently no private objects are to be places there, neither on the floor nor on the walls. This also goes for the corridors, lobby and the back yard area.
- For any installment that affects the façade of the building, please contact the house committee beforehand for special guidelines.
- Nordraaks gate 3 is equipped with a common ventilation plant system, which runs at (full speed) various hours during the day. Consequently, the residents may not install ventilators directly attached to this central system. Instead, anextractor fan/ventilator with charcoal filter (in Norwegian:kullfilter) is recommended. Please contact the house committee prior to purchase if in doubt.
- All litter (household refuse only) must be securely wrapped and bagged according to Oslo municipality’s instructions before throwing them down the garbage chute. Glass/bottles to be disposed according to Oslo municipality’s program, and containers are placed at multiple locations in and around Oslo. Cardboard boxes must be placed in an orderly manner (tear for minimum use of space) in provided boxes in the garbage room. All other items must be disposed of individually by the residents. - Moving in or out of the building to be done through the garage area, though avoid unwarranted parking obstructing other residents’ cars from passing.
- The storage room at the back of the garage is mainly for bicycles. The garage area is for cars, tires, roof racks and sports’ equipment and equivalent. Residents who owns parking space may install (locked) cabinets on own space. Items places in common areas will be removed. The same rules apply to all storage rooms throughout the building. Storage room in the basement is for house committee’s items only. The house committee may comply with special applications on an individual basis.
- All external doors shall be kept locked. This also applies to doors between the garage and staircase as well as the garage door. Do not let anyone in the building that you do not know.
- Cars must be parked at marked spaces in the garage, and on owned spaces only.
- In general, all residents shall adhere to the house rules, and in general ensure good order in common areas, staircase, entrance halls, garage and back yard recreational area.
