MEETING MINUTES

BOARD OF DIRECTORS

REGULAR MONTHLY MEETING

June 20, 2006

The regular monthly meeting of the Board of Directors of VillaRosso Residences at DTC West Condominium Association was called to order at 5:30PM on Tuesday, June 20, 2006 by Association President,Bob Bennett.

The following were also present:

Charles Kellogg, Secretary/Treasurer

Ed Koerperich, Member at Large

Patricia Murguia, Vice President

Carl Sullivan, Member at Large

Sandy Marks, Property Manager, Handy Sandy, LLC

The minutes of the May 15, 2006 Regular Monthly Board of Directors Meeting were presented. It was motioned by Bob, seconded and unanimously agreed to accept the Minutes as presented.

The May 2006 Monthly Operating Report was then presented by Sandy.After reviewing and discussing the various reports, Bob motioned to accept the May 2006 Operating Report AND suggested that future Operating Reports include the Association’s Bank Statements and Reconciliation Reports in place of the General Leger report. After discussing the suggested change, the motion was seconded and it unanimously carried.

Old Business Presented:

  • Rooftop cellular site update
  • Charles informed the Board that DTC ACC had finally approved the revised plans and that Cingular was in the process of ramping up construction and installation of their antenna site.
  • Landscaping
  • Sandy informed the Board that the bare spots in the lawn was caused by both winter kill and dogs and that repair work to the lawn would begin shortly.
  • Garage Cleaning
  • Sandy informed the Board that the initially scheduled garage power washing for June had been delayed and was reschedule for July.

New Business Presented:

  • Review of Association Books
  • Sandy informed the Board that the requirement in SB 100 to have the Association’s Books reviewed every two years was eliminated in the “cleanup” SB 89 that was signed into law by Governor Owens on May 26, 2006. After discussions, Bob motioned that Sandy discuss with Association’s CPA a nominal review of the Association’s Books that would include bank statements, reconciliations and a confirmation that she did not find anything amiss in the Associations Books and records. The motion was seconded and it unanimously carried.

There being no further business, it was motioned by Bob to adjourn the meeting. The motion was seconded and the meeting was unanimously adjourned at 6:30 PM.
