WE HAVE NO FAVORITES!
Shareholders are reminded that the Cryder House Board of Directors, indeed the Cryder House corporation, makes absolutely no recommendations regarding real estate salespersons or real estate brokerages.
That is to say that no salesperson nor brokerage has favored status in this building and certainly no salesperson
nor particular brokerage should be represented as having
any kind of special relationship with the building.
Some time ago, as a service to shareholders, a listing of
brokers having done business at The Cryder House within the past year was distributed. Along with the listing, was
a recommendation from the board that shareholders considering selling their units interview numbers of brokers
prior to signing on with any one.
A C.O. I.? WHAT’S A C.O.I.?
A current certificate of insurance (C.O.I.) must be on file in the office for each and every unit in the building. It is the responsibility of all shareholders to make sure, that when renewing their
homeowners’ policies, that brokers are directed to forward such
a certificate to our on-site office. Such certificates of insurance
may be hand delivered to the office as well.
Please note that the minimum liability coverage required at
The Cryder House is $300,000.00.
Shareholders who neglect to have a current C.O.I. on file in the office in a timely manner will be assessed fifty dollars ($50.00) per month until such time that the proper certificate is submitted.
GYMNASIUM EXPANSION -WE’RE ON OUR WAY
Subsequent to our open meeting of 1/5/16 at which time
the gymnasium expansion was approved by shareholders,
the following steps have taken place:
1 a meeting was held with participation of our our
architect, members of the building infrastructure committee,
our resident manager, along with the selected contractor,
G.A. Construction. The contractor has been fully vetted
and is prepared to proceed with the project.
2. Our architect, along with our resident manager, will
oversee the entire project and make regularreports to the
board.
3. The contract was “tweaked,” and we await the completed
copy from the contractor. Prior to signing off, the con-
tract will be forwarded to our attorney for review.
4. The contractor reports that he anticipates a six week
time frame barring any unforeseen issues.
5. During the course of construction, our owns staff will
disassemble the current bicycle room, moving bicycles
to a secure room in the garage. They will prepare the
present bicycle room area to receive exercise equipment,
free weights, etc.
6. During the course of the construction, certain pieces of
equipment currently in the gymnasium will be moved into
a low use area of the clubroom on an interim basis.
HALLWAY CARPETING PROJECT - UPDATE
We anxiously await the arrival of a new carpet sample, one
which is entirely different from the ones currently on floor 1. The original carpet on side” A (the one which shareholders preferred)will be replaced and enhanced.
Shareholders will be asked to weigh in on their preference
between the “new” side A ,and the entirely different carpet sample to be installed on side “B” of the lobby.
DON’T UNDERESTIMATE THE WIND
Those of us who park vehicles on the deckare reminded that during the course of winter the wind in that
area of our grounds are unforgiving. Please tread carefully.
SHAREHOLDERS’ LIVES COUNT
Once again, and in the spirit of concern for the health of others, we implore our neighbors who must smoke, to limit that smoking to their terraces.

extend a hearty “thank you” to our entire staff for the outstanding job they did on clearing our grounds after the significant snowfall on Saturday, January 23rd.
DID YOU KNOW ?
It is the policy of our resident manager that when significant
snowfall is predicted, numbers of staff members sleep over at
the Cryder House so that the grounds can be kept salted and
cleared in a timely manner. We are appreciative of their willingness to give of themselves in this manner, and want to offer our sincere appreciation individually and collectively.
