AGREEMENT TO RENT

Owner, Chanel Ng, agrees to rent vacation rental property at

2644 Kubel Ave. South Lake Tahoe, CA, to above named renter, for the specified number of nights at the specified rate. Renter agrees to pay in advance, a Security Deposit in the amount of $200 ($300 for Holidays) for purposes of securing reserved rental dates, and to offset costs in the event of property damage to the premises and or extra cleaning. The security deposit will be forfeited if notice of Cancellation of reservation is not received 14 days (30 days for Holidays) prior to arrival date. The Security Deposit, (less the cost of Extra Cleaning Services, Cable TV “pay per view”, and telephone charges), will be returned to renter approximately 30 days after check out, and after inspection of premises finds the property to be without damage and in good order. It is also agreed that renter will not Sub-let said property to anyone. The number of occupants over the agreed number of guests may result in additional rental charges. Rent will be paid in full 14 days (30 days for Holidays) prior to occupancy unless other arrangements are made or reservations are made less than 14 days prior to arrival date.

Smoking and pets are not allowed inside the house.Trash should be put into the yellow cans in the garbage enclosure located in front of the house and the lids is fully engaged by turning clockwise.No garbage, especially food is left outside the yellow garbage cans or near the house.

Renter agrees to compile with all aspects of the city’s Vacation Home Rental (VHR) Ordinace ( effective December 22, 2017 and agrees to pay VHR Ordinance citations issued to both Owner and Renter of the property during Renter’s stay.

There will no longer be warnings. All code violations to the VHR Ordinance will result in a minimum $1,000 fine to both Owner or the property and Renter of the property. The primary violations are:

  • Noise – no excessive noise at any time but especially after 10 pm
  • Parking - is only allowed in the driveway or inside the garage of the VHR. No street
  • parking is allowed at any time.
  • Trash – keep the trash in a bear box or indoors
  • Maximum Occupancy/vehicles – cannot exceed the posted occupancy or vehicle limitations at ANY TIME. Parties and weddings are prohibited. The occupancy and vehicle limits are for any time/duration and include all occupants AND any of their guests
  • Hot Tubs – absolutely no hot tub use between 10 pm and 8 am

RISK OF LOSS AND INDEMNIFICATION

Renter agrees that all personal property, furnishings, personal affects and other items brought into the Property by Renter or their permitted guests and visitors shall be at the sole risk of Renter with regard to any theft, damage, destruction or other loss and Owner shall not be responsible or liable for any reason whatsoever.

Renter hereby covenants and agrees to indemnify and hold harmless Rental Agent and their agents, owners, successors, employees and contractors from and against any costs, damages, liabilities, claims, legal fees and other actions for any damages, costs, attorneys fees incurred by Renter, permitted guests,visitors or agents, representatives or successors of Renter due to any claims relating to destruction of property or injury to persons or loss of life sustained by Renter or family and visitors of Renter in or about the property and Renter expressly agrees to save and hold Owner harmless in all such cases.

RELEASE

Renter hereby waives and releases any claims against Rental Agent, Owner and their successors, assigns, employees or representatives, officially or otherwise, for any injuries or death that may be sustained by Renter on or near or adjacent to the property, including any common facilities, activities or amenities. Renter agrees to use any such facilities or amenities entirely at the Renter’s own initiative, risk and responsibility.

FACILITIES * CLEANING SERVICE * PAYMENT INFORMATION

Upon arrival, you are guaranteed a clean, sanitary and comfortable environment.

All bedding, linens and towels are provided for your comfort and convenience. Cleaning Service is provided after vacating the premises, with a 2 hour minimum, at a rate of $50 for the first hour and $30 for additional hours ($80 minimum). We ask that you start a load of white sheets only that are used and leave them in the washer for the housekeeper to finish. If you choose not to wash the dishes yourself, any additional housekeeping charges will be deducted from your deposit. Any extraordinary cleaning, facility repairs, and or replacement for breakage, loss or theft of kitchen items, furnishings or decor will also be deducted from the Security Deposit.

The kitchen will be fully equipped for your convenience with: service for up to 8 quests; dishes, silverware, glasses, cookware, utensils, mixing bowls, food storage containers, coffee maker, blender, microwave oven, gas range and refrigerator.

This rental agreement will take effect with receipt of Security Deposit, or Full Rent Payment, or Signature of named renter. NO REFUND DUE TO ADVERSE WEATHER CONDITIONS.

PAYMENT INFORMATION:

SECURITY DEPOSIT RECEIVED CONSTITUTES CONFIRMATION OF RESERVATION.
