The meeting of the Village of Roanoke Joint Zoning & Planning Board was called to order by Board Chairman Daraban at 6:32 p.m.
Present by roll call by Board Member Ford:

Chairman Daraban asked for additions/corrections to the minutes of the previous meeting (2/13/17). Board Member Colclasure made a motion to approve the previous minutes as corrected; Board Member Aeschleman seconded.
Motion carried by voice vote with: Ayes: 5 Nayes: 0
ZONING OFFICER REPORT
Chairman Daraban asked Zoning Officer Haney to provide his monthly report of issues or concerns for the Board. Zoning Officer Haney reported on the following items:
1. Building Permits and related issues:
Permit #2017-03 issued to Doug Henkins, 505 N. Third, 100’ privacy fence; granted
Permit #2017-04 issued to Bonnie Brouilette, 104 Second, 8’x10’ shed; granted
Permit #2017-05 issued to Nate Boucher, 601 Cemetary St., 10’x26’ deck; granted
2. Special Use Permits:
None
3. Old Business or Action Items:
The Board continued discussion regarding erection of a building within flood plain area. Rick Ford reported that the property owner had contacted him requesting an explanation for the letter that was sent. The matter was discussed between the two. The structure was dismantled within a few days. As such, Mr. Ford asked that the property owner not be fined.

PUBLIC HEARINGS
Variance request – Fred & Cheri Janssen, 402 W. High St. – extending West end of garage - 6:45 p.m.
Fred Janssen was present to request a variance to allow a side yard setback of 5’ 9” to his West property line in order to allow him to expand the existing garage to 12’ 6”. The Janssen family is interested in expanding their garage so that they have somewhere to park their vehicles and will no longer be required to park any of their vehicles on the road in front of their residence. They hope to begin construction as soon as the weather turns nice.
