Addendum “A” to OFFER TO PURCHASE and/or SALES AGREEMENT

INSPECTION CONTINGENCY
This agreement is subject to the Buyer, using reasonable and diligent effort, obtaining and completing a home inspection on or before from a person normally engaged in the business of conducting such inspections. If, in the opinion of the inspector, the property contains serious structural, mechanical and/or other major defects which the Seller is not willing to repair/replace and/or make a reasonable allowance toward the purchase price satisfactory to the Buyer then this Agreement shall become null and void and the deposit returned to the Buyer. Should the Buyer fail to notify the Seller or his agent, in writing, that the inspection report is unsatisfactory to the Buyer by said date above, then it shall be conclusively presumed that the Buyer is satisfied with the inspection and this contingency shall lapse and the Buyer shall be bound to perform his obligations under this Agreement.
TERMITE/PEST CONTROL
This agreement is subject to the Buyer, using reasonable and diligent effort, obtaining and completing a termite and pest inspection on or before from a person normally engaged in the business of conducting such inspections. If, in the opinion of the inspector, the property is infested by pests and/or termites, and the Seller is not willing to have the property adequately treated for same and/or repair/replace any structural defects caused by same and /or to make a reasonable allowance toward the purchase price satisfactory to the Buyer , then this Agreement shall become null and void and the deposit returned to the Buyer. Should the Buyer fail to notify the Seller or his agent, in writing, that the inspection report is unsatisfactory to the Buyer by said date above, then it shall be conclusively presumed that the Buyer is satisfied with the inspection and this contingency shall lapse and the Buyer shall be bound to perform his obligations under this Agreement.
LEAD PAINT CONTINGENCY
This agreement is subject to the Buyer, using reasonable and diligent effort, obtaining and completing a Lead Paint Inspection on or before from a person normally engaged in the business of conducting such inspections. If a compliance letter cannot be written, the Buyer is required to supply the Seller with a copy of the inspection report. If the Seller is not willing to delead/replace and/or make a reasonable allowance toward the purchase price satisfactory to the Buyer then this Agreement shall become null and void and the deposit returned to the Buyer. Should the Buyer fail to notify the Seller or his agent, in writing, that the inspection report is unsatisfactory to the Buyer by said date above, then it shall be conclusively presumed that the Buyer is satisfied with the inspection and this contingency shall lapse and the Buyer shall be bound to perform his obligations under this Agreement.
I hereby certify that the above contingency clauses are understood by me, and if waived, I agree that this waiver has been authorized by me, and the clause/s, thereby, is/are not a part of this agreement.
