  • Income and Expenses reviewed. Ending balance: $7,199.36. This balance allows for future maintenance of trees, fencing, attorney fees ect…
  • WP Common Areas: HOA applied for a free 3 year grant to have Clackamas River Basin Council control the invasive weeds and blackberries and plant shade trees in the common area/protected waterway on the SE corner of 142nd and Wenzel Dr. Hopefully will hear soon if the HOA’s grant was accepted.
  • The 3 water detainment ponds are “maintained” by the county/WES. Unsure if mosquito control is part of the “maintenance” however mosquito infestation in the ponds has not been a known past issue. The HOA landscaper does maintain the outside parameter. Lot 10 requests that the entire parameter of Tract (D) be included in the area the HOA maintains.
  • Landscaping Violations: The CC&R’s specify that homeowners must maintain their “landscapes in an attractive condition” (see page 4 section 8: Landscaping). No penalties for unkempt landscapes are specified in the CC&R’s so the Board will have to determine a Violation fee process much like the process for trailer parking. Carol Wait Lot 58 has volunteered to assist the board with the process including the development of a resolution for violations.
  • Lot 17: Builder has some necessary stump and dirt removal before he can close a sale through the city of Happy Valley. The dirt and stumps were used to back fill the slope on the back property line. The dirt is covering the root base of several large fir trees in the HOA common area which will cause the trees to die if not removed. The builder has agreed to the removal.

  • Must have a quorum (minimum of 16 votes) in order to vote in a new Board member.
  • The persons with the majority of votes will become the new Secretary.
  • Board to vote, second, and approve new Secretary.

32 votes in favor, none opposed.
The HOA board voted and seconded the approval of the new HOA secretary, Sharon Collins, Lot 53. Congratulations Sharon!

  • Median Strip landscaping is getting abused by pedestrians and pets.
  • Pet waste: Some issues with homeowners getting upset even when the responsible pet owner picks up after their pet. HOA can only issue reminders to be responsible pet owners and pick up after your own pets. And to issue reminders that we do live in a kid and pet friendly neighborhood.
  • Speeding on neighborhood streets. The HOA is working on a neighborhood meeting with a Clackamas Co traffic Sherriff to discuss options for making our streets safe. More info about the meeting specifics on the website or via email soon.
  • 142nd road condition is hazardous and a safety issue. Dennis Tichenor lot 57 has spoken to both Happy Valley and Clackamas Co. 142nd belongs to Clackamas Co and it is 2nd on the priority list for repairs. The best course of action seems to be to write or call the County so that 142nd is raised on the priority list. Also it is recommended that large groups like Princeton Village and the church and dentist building be contacted to also write/call to complain about the hazardous conditions.
