Pre / Post Construction

Contractor Cleaning Standard & Procedure

Prior to the scheduled construction start date the Contractor, the Project Manager and the Physical Plant Manager shall conduct an initial walkthrough of the project site and those areas impacted by the construction process. Any pre-existing conditions or damage shall be noted; all individuals shall sign the document and will be given a copy prior to the scheduled construction start date. This walkthrough will likely occur during the preconstruction meeting.

The contractor shall be responsible to clean the project site and those areas impacted by the construction process for substantial completion and maintain this level through the completion of the punch list. The minimum accepted is Level 3 based on the Association of Physical Plant Administrators (APPA) Five Levels of Clean ) or a level designated at the initial walkthrough by the Physical Plant Manager or his/her designee.

During the substantial completion walkthrough, the Contractor, the Project Manager and the Physical Plant Manager shall conduct a second walkthrough of the project site and those areas impacted by the construction process in order ensure proper cleanliness and organization. The initial walkthrough document will be referenced at this time. Any deficiencies, damages or areas of concern will be noted; all individuals shall sign the document and will be given a copy.

When the contractor has completed any noted deficiencies, damages or areas of concern listed, the Project Manager will be notified and a final walkthrough will be conducted with the Contractor and the Project Manager and the Physical Plant Manager. The second walkthrough document will be referenced at this time.

If after the final walkthrough there are still deficiencies, damages or areas of concern, they will be noted; all individuals shall sign the document and will be given a copy. At this point the corrections/repairs will be completed by Facilities & Services and the contractor will be billed for the associated time and materials.

In addition to the APPA standards, the areas of inspection shall include but are not limited to the following:

·  Ventilation ducting, portable air conditioners, and heating units will be verified to be free of debris and if possible verified to be in operational condition.

·  Entry way-doors and transition pieces should be free of dirt, and should be verified to be in good working order.

·  Windows will be cleaned inside, if possible outside as well. If the contractor is unable to clean the outside windows notify the Project Manager.

·  Window ledges and tracks will be clean and the window operated to verify smooth operation.

·  Window blinds/drapes/coverings will be operational as well as clean and free of dust, dirt, and stains to a level equal to their condition prior to start of construction.

·  Adjoining rooms, hallways, or stairwells shall be checked to ensure no construction dust or debris has accumulated in those respective areas.
