INSTRUCTIONS: Put the sales prices (lease amount to which lease commission is applied or total referral fee received) on the top line. Fill out a column for each KW associate participating in the commission. Fill out a column for an associate receiving an inside referral but only lines A, B, C, & M.
A. Enter ‘L’ or ‘S’ to designate whether the associate is getting commission for a listing sold or a sale, ‘I’ for inside, or ‘O’ for referral income (with unit value).
B. Enter associate ID number.
C. Enter Keller Williams Associate Name.
D. Class: Enter ‘P’ Property; ‘L’ Lease; ‘R’ Referral or ‘O’ Other (personal transaction).
E. Agency: Enter ‘B’ for Buyer’s agency, ‘S’ for Seller’s agency, ‘D’ for Dual agency or ‘O’ for other.
F. Associate Unit Value cannot exceed ‘1’ per transaction side. It is the portion of unit assigned to this associate.
G. Multiply line ‘F’ by the sales price to get the amount you will use to figure your commission.
H. Calculate this associates gross commission due from the transaction by multiplying line ‘G’ times the commission rate.
I. Enter the outside referral amount, bonus and/or concessions. (a) If the agent is / on a split (eg. 60%/70%) then split the bonus accordingly. (b) If the agent is 100% bonus then 100% goes to the agent. (c) If you have a concession to close then put a minus sign in front of any concessions. Only enter concession if the Market Center is sharing concession cost. If associate is paying entire concession DO NOT enter concession value.
J. Enter the associate’s side of the commission split. (eg. 60%/70%/100%).
K. Prorate the E&O insurance among the associates listed.
L. Enter the franchise royalty amount paid by associate. (If applicable)
M. Enter inside referral fee amount paid out as a negative (-) number. Enter inside referral fee paid in as a positive (+) number. Enter % of paying associates commission as well as the amount of the inside referral fee. (100% associate cannot pay inside referral. Please refer to the Policies & Guidelines Manual.)
N. If the associate and Market Center are splitting a concession and the associate paid the entire concession, enter the amount due from the Market Center to the agent as a positive (+) number. If the reverse is true, enter the amount due the Market Center as a negative (-) number.
