Condominium Rules of Greenwood

Revision August, 1998

The rules and regulations adopted by the Greenwood Condominium Association are for the benefit of all occupants of the complex. They exist to contribute to preserving the clean environment of Greenwood and to assure the peaceful enjoyment of the complex. They are not designed to unduly restrict or burden the use of the property or its occupants.

  1. Additions to Exterior of Buildings. Changes affecting the appearance of the exterior of the buildings, such as decorations, awnings, television antennas, signs, screens, sun shades or other changes are to be made with the consent of the Board of Directors of the Condominium Association. Window air-conditioners are allowed with full consideration to be given to the appearance of the unit and the building.
  1. Hanging of Clothes, Etc. No clothes, linens or other materials shall be hung or shaken from windows, placed on window sills, hung or draped from a railing or otherwise left or placed in such a way as to be exposed to public view. Outdoor clotheslines or other clothes drying or airing facilities are no permitted.
  1. Noise. Owners, guests and lessees will be expected to reduce noise levels between the hours of 10:00pm and 8:00am, so that neighbors are not disturbed. At no time are musical instruments, radios, television sets, or other electronic devices to be so loud as to become a nuisance. The privacy and quiet enjoyment by neighbors shall always be observed.
  1. Maintenance of Limited Common Area. Owners will be responsible to keep their decks, attic storage areas and any other areas designated as limited common areas by the Declaration in clean and sanitary condition. The Board is responsible for their maintenance resulting from usage, which is to be treated as a common area expense item.

A charcoal or gas fire in a protective barbecue container may not be used for barbecuing on the decks or patios but, is permitted in places approved by the Board provided it is carefully guarded and not hazardous to buildings or other property in the condominium. Because of the dangers of fire, a charcoal fire may be started only by the use of self-igniting charcoal or an electric charcoal igniting device. No liquid igniting fluids or fires started by burning paper, etc. are allowed

  1. Littering. There will be no littering. Paper, cans, bottles, cigarette butts, foods and other trash are to be deposited only in appropriate trash containers and under no circumstances are such items to be dropped or left on the grounds or other Common Area of the complex.
  1. Trash, Refuse and Garbage. All trash shall be placed in sealed plastic bags and properly placed in the trash containers provided. No trash shall be left outside of the containers and all bins must be fully closed after depositing trash.
  1. Outdoor Equipment Bicycles, sporting goods, baby carriages and other personal articles and equipment must be kept within the unit.
  1. Maintenance of Common Area Improvements, maintenance and landscaping of the Common Area shall be performed only by the Board.
  1. Improper Use of Common Area There shall be no use of Common Area which injures or scars the Common Area or the plantings thereon, increases the maintenance thereof, or causes unreasonable embarrassment, disturbance or annoyance to other owners in their enjoyment of the same. The use of off-road vehicles including but not limited to ATV’s and snowmobiles, is prohibited.
  1. Outside Activities There shall be no organized sports activities in the common area. Picnicking and barbecues are allowed only in the approved areas as defined by the location of the picnic tables.
  1. Pets No pets of any kind are allowed.
  1. Parking Residents are asked to restrict the number of regularly utilized spaces to not more than two (2). Residents of the complex must also co-operate with the management in moving their cars during times when snowplowing or maintenance is required. The parking of motor homes, trailers or other recreational vehicles is prohibited. All vehicles parked in the common area must possess a current registration and inspection sticker. Any vehicle which does not hold a current registration and inspection permits and remains on the property for more than five (5) days will be towed at the owner’s expense.
  1. Repairof Vehicles Repair to vehicles is allowed within the units carport provided the repair can be completed within the period from sunrise to sunset of the same day. All repairs are to be performed with common appearance as the first consideration. Proper disposal of all vehicle fluids and partsis mandatory. Disposal of any fluids either on or near the common area is strictly forbidden.
  1. Speed Limit The speed limit for all vehicles within the condominium is 10 mph.
  1. Offensive Activities Offensive activities that may be a nuisance, create unpleasant odors or cause unreasonable embarrassment, disturbance or annoyance to other owners or the public is strictly prohibited.
  1. Children and Guests Owners shall be held responsible for the actions of their children and guests. If occupancy by guests creates a nuisance to other owners, the Board shall have the right to require that the offensive guests leave.
  1. Action in Violation of Law There shall be no use of or activity in any unit or common area which shall be in violation of any governmental law, ordinances, rules or regulations.
  1. Passkey The Board may retain a duplicate key to each unit. No owner may alter any lock or install a new lock on any door leading into the unit of such an owner without the prior consent of the Board.

21Consent Revocable Any consent or approval of the Board or Manager given these rules shall be revocable at any time.

22Complaints Complaints of violation of these rules should be made to the Board. If the Board feels that the complaint is justified, it will take whatever action it deems necessary. The complainant will be notified in writing by Management as to what action has been taken. (Ref. Complaint Procedure, Below)

23Amendment These condominium rules may be revised in any way, at any time by the Board as conditions warrant, provided that a written communication is sent to each owner to advise them of the change.

24Delegation of Powers The Board, in its discretion, may delegate its powers and duties with respect to the granting of consent, approvals and permissions under these rules, to the manager or managing agent, if any, of the condominium.

Complaint Procedure

Complaints or violations of the Rules and Regulations whenever practical should be made first to the offending party. If no satisfaction is obtained, the complaint may be made to public safety officials, if appropriate, or to the Board of Directors in writing. The Board of Directors will investigate the complaint and, if justified, take whatever action it deems necessary. In order for the Board to act on a complaint, it must be in writing and addressed to them.

Policy Resolution #5

Pool and Tennis Rules

Whereas, Article IV, Paragraph (h) of the Greenwood By-laws empowers the Board of Directors to establish and enforce the Condominium Rules.

NOW THEREFORE BE IT KNOWN, that Exhibit 5: Rule 18, Pool Rules and Rule 19, Tennis Court Rules read as follows:

Pool Rules
  1. The pool hours are from 8:00am to 9:00pm.
  2. The pool is for the exclusive use of Owners, Residents and their guests. Limit to two(2) guests per resident of Greenwood.
  3. Owners, Residents and guests will use the pool AT THEIR OWN RISK.
  4. Swimmers must shower before entering the pool.
  5. No glassware or alcoholic beverages within the pool area.
  6. No floatation devices except as a personal swim aid.
  7. Babies who are not toilet trained are not allowed in the pool. Swimsuits must be worn by everyone.
  8. Audible radios, running, rough play and excessive splashing and noise are prohibited.
  9. All children under 12 and guests must be accompanied by an adult Owner or Resident.
  10. No diving.
  11. Safety line must be across the pool except when one or more people are swimming laps. It is the responsibility of the last person swimming laps to reconnect the safety line.
Tennis Rules
  1. Tennis court hours are from 8:00am to sunset.
  2. The Tennis Court is for the exclusive use of Owners, Residents and their guests.
  3. Courts are to be used for tennis only.
  4. No glassware within the tennis court area.
  5. One-hour limit of court time when others are waiting. Court time began when play started.
  6. All children under 12 and guests must be accompanied by an Owner or Resident.

THEREFORE BE IT KNOWN, that the Board of Directors will assess a fine for the violation of this Policy Resolution as described herewith.
