Common Area Rules

PARKING and VEHICLES

  1. Tenants (owners) are to provide management with:
  2. Drivers License numbers
  3. License Plate numbers
  4. Make, Model and Color of vehicles
  5. Names of occupants (maximum of 4)
  6. Telephone numbers
  7. Emergency contact names and numbers
  8. Tenants are assigned one parking spot. Their vehicle must be parked in the assigned spot.
  9. Tenants may not park in visitor parking.
  10. Visitors are to park in Visitor Parking only. Do Not park in other tenants spots.
  11. No repairing or servicing of vehicles in the parking lot or any other part of the complex.
  12. Speed limit on the lot is 15Km/h (10MPH)
  13. All unlicensed vehicles will be tagged and towed at the owner’s expense after 48 hours.
  14. Tenants are responsible for their visitors to see that they follow the rules.
  15. Parking in Fire Lane is prohibited.
  16. Violators of the above rules will have their vehicles towed at owner’s expense.
  17. Use of parking lot is at the tenants or visitors own risk.
  18. Windows are not to be used by anyone for entering or leaving a unit or for moving furniture in or out.

FIRE

  1. No bicycles, boxes, shoes or other items are to be left in hallways or entrances
  2. No combustible or offensive goods to be stored on premises
  3. No BBQ’s to be use on premises
  4. Smoke detectors Not Working are to be reported to managers immediately
  5. Fire Extinguishers are to remain in assigned areas and be fully charged at all times. Management need to be advised of missing or discharged extinguishers.

PETS

  1. No pets or animals allowed on common areas. If an owner allows pets, they must be kept inside the unit at all times.
  2. Animals at large will be reported to Animal Control Officers and impounded.

GARBAGE

  1. Use containers provided. All garbage must be wrapped and tied. Garbage does not include your unwanted furniture.Tenants are responsible for removing same or by default the owner of the offending unit are responsible.
  2. All garbage must be disposed of on an ongoing basis.
  3. Boxes must be broken down flat before being placed in garbage bins.

NOISE

  1. No unnecessary or excessive noise or disturbances permitted at any time, all radios, TV’s, stereos are to be played at a modest sound level, the sound of noise, music etc. should not be heard outside your unit, this regulation also applies to motor vehicles of tenants and guests. If you have animals in your unit this regulation also applies to them. Under the municipal by-law, offenders may be fined up to $2000.00
  2. No loud parties will be permitted at any time! Under municipal bylaw #2612, offenders will be fined up to $100.00 this law is in effect 24 hours a day.

CHILDREN

  1. Parents are responsible for their children. Children must not be allowed to create a problem for Strata Corp. or for other tenants.
  2. No children or adults are allowed to play or loiter in halls or stairways.

GENERAL

Any suspected criminal activity will be reported to the RCMP.

This includes drugs, vandalism, or any other criminal activity. In the case of noise complaint or suspected criminal activity contact the RCMP directly if the managers are not available at the time.

With regard to problems in your unit contact your landlord or their property manager.

Violation of any of these rules can result in a fine and possible eviction.
