•Responsibilities of the Owner, Architect, and Contractor

•Architect’s Point of View

What Created the Need for APDM?

•Started in the late 1990’s due to the outcry from public entities for a better way to do business

•We were forced to use the lowest bid rather than the most qualified team

•The biggest downfall was the inability to communicate with the contractor prior to the bid

What Created the Need for APDM?

This resulted in:

•Failed contracts

•Failed sub-contractors

•High rate of litigation

•Frustration with change orders

•Missed deadlines

•Warranty response

•Don’t forget what it was like
