Purpose of Position

This position exists to perform maintenance, repairs, upkeep and the safe operation of buildings and facilities owned by the City of West Bend.

Essential Duties and Responsibilities

The following duties are normal for this position. These are not to be construed as exclusive or all-inclusive. Other duties may be required and assigned.

Performs preventative maintenance and repair of carpentry, electrical, plumbing, heating, andmechanical systems for facilities owned by the City of West Bend.

Ensures the proper operation of those systems in addition to energy management, public safety, water treatment systems, heat pumps, installation of locksets, and remodeling projects.

Maintains and replaces supplies for cleaning and maintenance of those facilities.

Monitors facilities for vandalism, roof repairs, building damage, parking lot damage and landscape repair.

Performs snow removal services as directed by the Superintendent.

Minimum Training and Experience Required to Perform Essential Job Functions

Associate’s Degree plus four years’ experience in carpentry, plumbing, HVAC, or electric, orany combination of education and experience that provides equivalent knowledge, skills, and abilities.

Knowledge, Skills, Abilities, and Physical Requirements Necessary to Perform Essential Job Functions

Physical Requirements

Wisconsin Driver’s license required.

Ability to operate a variety of equipment and tools such as an automobile, pickup truckwith plow, pressure gauge, electrical tester, tape measure, variety of power and hand tools common to the building trades, and telephone.

Must be familiar with the operation of computers and have working knowledge of computer programs used in conjunction with this position.

Ability to perform on-site inspections of facilities and equipment,be able to climb, bend and reach and lift a minimum of fifty pounds on a regular basis.

Mathematical Ability

Ability to add, subtract, multiply, and divide; perform calculations using decimals and percentages.

Language Ability and Interpersonal Communication

Ability to comprehend and interpret a variety of documents such as building plans, plumbing plans, and mechanical plans.

Ability to prepare a variety of documents such as purchase orders, work orders, maintenance records, maintenance procedures, and preventative maintenance schedules and procedures.

Ability to communicate effectively with contractors, government agencies, fire and police departments, and the general public to convey or exchange information.

Environmental Adaptability

Work is performed in an office andfacilities environment and outside in varying weather conditions with hazards associated with building sites.
