Meeting Minutes

(Annual Open Meeting)

Location: Stetson Middle School

Attendees: Dave, Bob, Joe, Gail T., Steve, (Norma, Gail V. – MAMC), Home Owners

I.  Call to Order

II.  Approval of Meeting Minutes

All approved the meeting minutes from 9/12/2006

III.  Items/Issues

Sheila Fleming and Estelle Wynn from Brandywine Conservancy (BC) spoke about the role of the conservancy in the community and made the following points:

·  There’s real value in the Open Space in Cherry Creek (100 acres) Each homeowner has an interest in the Open Space

·  It’s important to plan for future maintenance (i.e. delineating/enforcing mowing limits and frequency)

·  BC wants to be involved in the future planning as a conservancy consultant (i.e. Setting up a Walking Trail Committee and a Yearly Compliance Inspection)

·  BC does not own any property in the community

·  The difference between an easement and open space is that easements are part of the open space and must be checked yearly to make sure the easement agreement is being abided by.

Committees

·  Jan Spencer from the Architectural Committee spoke about the process a homeowner should follow when making improvements to their home.

·  Diane Ippoldo from the Landscape Committee spoke about the specifics of the process they go through for approvals. She also stressed that homeowners call MAMC with any common area landscape issues.

Open Discussion with the Homeowners

·  There is a general concern about the inadequate entrance lighting – this will be addressed at the Nov. 3rd meeting

·  Another major concern is the bus stop at the entrance. Several potential solutions include:

1.  A trail along the access road and a shelter/bus stop or sidewalk for the kids to wait

2.  Curbing or rocks along the entrance road

3.  Placement of speed limit signs, children at play signs and speed bumps

·  We discussed the fact that the township has been ‘put on notice’ to the bus stop problem by the fact that we have presented this issue to the township.

·  The basin and silt fence behind #104 Old Barn Drive needs to be looked at

·  The Tot-Lot issues need to be addressed (i.e. height of the perimeter)

·  Someone was driving golf balls in the middle of the community

New Business:

·  The election was held for 2 Board positions (one Singles rep and one Carriage Home rep) presently occupied by Steve Cholden and Joe DiRico. Steve Cholden announced that he will not be running for re-election. We appreciate all the contributions made by Steve over the past 2 years, especially his help on legal issues and the bus stop situation. Thanks Steve, and best wishes.

·  The Singles Rep candidates are:

·  The Carriage Home Rep candidates are:

Joe DiRico

Patti Jo Swenda - absent

Each candidate in attendance spoke for several minutes.

·  A motion was made to extend the election for 7 days due to the possibility of mail-in proxy ballots being returned to homeowners. No winners will be announced until after the 7 day extension. This notice will be posted on the website.

·  The Board asked the homeowners present at the meeting if anyone was interested in being on the Walking Trail Committee

·  A decision was made to post the approved meeting minutes on the website to aid in the communication

·  We will post the builders punch list on the website and the results of the Nov. 3rd meeting
