Minutes of the regular meeting held:

Creekside Elementary

Call to Order

The meeting was called to order at 7:13pm.

BOD Members in Attendance:

Jim Harrington, MaryAnn Neumann, Randy McCurdy, Joni Hibdon, and Juergen Kuebler.

  1. The Minutes for the November 2006 meeting were approved as amended.
  2. Treasurer’s Update
  3. MaryAnn Neumann presented the Treasurer’s Report for November. No notable changes or expenses.
  4. Policy Review. The Board evaluated and approved the SB 06-89 Alternative Dispute Resolution (ADR) policy. The Board reviewed updates to the other policies and approved all changes.
  5. Chapparal Metro District Report was provided by Jim Neumann
  6. Update was provided regarding merger of the Chapparal Metropolitan District and Arapahoe County Water and Wastewater Authority. The Chapparal neighborhood will have the opportunity to vote on the proposed merger in November 2007.
  7. The Chapparal Pool and 2007 Swim Team was discussed. Residents will be asked for feedback regarding the 2007 summer months.
  8. Next meeting will be held on January 11, 2007, at R.S. Wells.
  9. Sleigh Ride update was provided by Joni Hibdon
  10. The Sleigh Ride was held on December 10, 2006. Good participation throughout the community – approximately 150 people attended.
  11. Plans for the 2007 Sleigh Ride being considered.
  12. HOA Communications was provided by Joni Hibdon and Juergen Kuebler
  13. Update regarding newsletter was provided. The November newsletter was not delivered on time due to a glitch in the process. Community Publishers will be paying for postage for this month’s delivery.
  14. The Chapparal HOA Website update was provided. We have approximately 100 residents registered. A Service Directory has been posted to the website. The message board is being used for internal community communications.
  15. Architectural Control
  16. Joni Hibdon provided the ACC report on behalf of Dennis Hibdon. Four letters were provided to homeowners who were not in compliance with the covenants. One resident has corrected the noted issue and will receive a thank you note; the other three will receive a second letter.
  17. CenCon Report was provided by Cathy Noon.
  18. Arapahoe Park and Recreation District has extended the offer to purchase and plant trees.
  19. Arapahoe Library update was provided (children’s website, 5th best library in the Nation, opening for someone on the Board of Trustees on the Arapahoe Library).
  20. The new Storm Water Authority will be in operation January 1st. A monthly fee will be will be assessed to city residents via the property tax bill. Information will be provided to homeowners in January 2007.
  21. Tabor measure passed.
  22. Update provided regarding City of Centennial 2007 Budget.
  23. Board Vacancies: Fletcher and Harrington Board terms end December 2006.
  24. David Fletcher will consider staying on the HOA Board if we only receive one interested community member.
  25. New Board appointment will occur at the Annual Meeting.
  26. New Business
  27. 2007 Directory was discussed. Plans to publish the 2007 Chapparal Directory in early spring.

Next HOA meeting will be held on January 8, 2007, at 7pm at Creekside Elementary School.
