Supplemental MEP Information No. 1 RE-BID

General for all MEP Contractors:

  1. Disregard RFI Responses and Supplemental MEP Information issued during the original bidding period. This Supplemental MEP Information No. 1 RE-BID summarizes information that is applicable to the Re-Bid of this project

  1. Proposals to be based and plans and Specifications as prepared by Stantec as follows:
  • Original GMP MEPF Specifications dated 9/15/14
  • Addendum No. 1 revised MEPF Specifications dated 9/22/14
  • Addendum No. 2 revised MEPF Plans and Specifications dated 11/4/14
  1. Include all Pa. sales tax requirements for this project with your proposal. This project is NOT Pa. Act 45 tax exempt
  2. If your proposal is $200,000 or greater please include the cost to provide a Performance and Payment
  3. Attendance of an 8 hour PJ Dick Safety Program is NOT required by each worker before coming on-site. Attendance will be required at all weekly Job-box Safety Meetings by all workers on-site at that time
  4. Where a response to any particular RFI is revised on a later date the most current response is the response that should be followed as your prepare your proposals
  5. No parking on-site except possibly major Subcontractor Foreman
  6. One trailer on-site for major Subcontractors
  7. Provide coordination drawings as specified Sections 013118, 210000, 1.15, 220000, 1.14 and 230000, 1.11
  8. Include all required MEP permits, tests, inspections, certifications, etc. and payment of associated fees
  9. Include any applicable Local taxes/fees (Business Privilege Tax, other)
  10. Tentative start late winter/early spring 2015. Completion 15 months summer 2016
  11. Work hours normal except for shut-downs, tie-ins, street work, crane operations if outside of the construction barriers, etc.
  12. Piping, ductwork, valve, equipment identification, tags, signage, etc. as specified
  13. Fire stopping for all MEP penetrations
  14. Furnish access doors for access to concealed valves, controls, filters, etc. (Installation by PJ Dick)
  15. Furnish spare parts, materials, filters, etc. as specified
  16. Provide all submittal and closeout documentation
  17. Proposals are valid for 120 calendar days
  18. Furnish and install miscellaneous support steel as required for installation of MEP systems equipment, piping, ductwork, etc. (Unistrut, angle iron, etc.)
  19. Provide protection for your materials, equipment, installed work, etc.
  20. Clean-up and dispose of your trash and debris in PJ Dick dumpster daily
  21. Comply with PJ Dick and other applicable safety programs and requirements
  22. Include all equipment needed for safe rigging, lifting and setting of your equipment and materials
  23. Provide core drilling and/or sleeves as required for installation of your work
  24. Where certain manufacturers are named in the Specifications and/or on the Drawings, use only the named manufacturers unless statements such as “or approved equal” or similar are indicated
  25. For MEP Contractors having ductwork, piping, etc. running in new shafts be sure to include the cost to furnish and install supporting channel, unistrut, hangers, etc. as required for installation in those new shafts
  26. MEP Contractors to provide the following as specified and as applicable to their discipline:
  • Pressure and leak testing
  • Inspections
  • Flushing, cleaning, disinfecting
  • Start-up
  • Operational and performance testing
  • Commissioning
  • Testing, adjusting, balancing
  • Owner training, instructions, demonstrations
  • Special and/or extended warranties, service, maintenance
  1. PJ Dick will provide the following:
  • Concrete equipment pads (Thrust blocks and grout by MEP Contractors)
  • Painting
  • Dumpsters
  • Exterior louvers
  • Lintels
  • Field drilling of countertops as required to accept faucets, gas outlets, etc.
  • Furnish and install lab sinks and fume hoods
  • Furnish only faucets for lab sinks and lab gas turrets/shanks (Installation by Plumbing Contractor)

Fire Protection Specific:

  1. Provide flow test and hydraulic calculations
  2. Provide complete and operational diesel fire pump system including fire pump, controller, jockey pump, controller, accessories and specialties, flow-meter system, etc. See Addendum No. 2 Section 213113 for all requirements
  3. Furnish and install fuel oil system complete for the diesel driven fire pump system in accordance with Addendum No. 1 Section 231113 including fuel storage tank, piping, accessories, controls, alarms, containment, leak detection, fuel oil, etc. Also see Drawing F-401 issued with Addendum No. 2
  4. Include the cost to furnish and install wet sprinkler system coverage for all window pocket areas where the window pocket is higher than the ceiling, e.g. Detail 3/A763
  5. Furnish starters, motor sentinel switches, VFD’s, disconnects, etc. as required for all of your motorized equipment
  6. Plumbing Contractor to include the cost to furnish and install the new fire service from the limits shown on Drawings P-200 and F-200 into the building and terminate with a flanged connection. Include excavation, backfill, piping, thrust blocks, etc.

Plumbing Specific:

  1. Provide separate proposal for Plumbing. Contractor option provide combination Plumbing and HVAC proposal as applicable
  2. Provide all excavation, bedding, hauling/disposal, backfill, compaction, etc. as required for underground Plumbing systems
  3. Include sanitary, storm, domestic water, fire service and gas service to the limits shown on the Plumbing Drawings in your Plumbing price for the building
  4. Plumbing Contractor to include the cost to furnish and install the new fire service from the limits shown on Drawings P-200 and F-200 into the building and terminate with a flanged connection. Include excavation, backfill, piping, thrust blocks, etc.
  5. Piping down-stream from the acid neutralizing tanks is sanitary/waste, NOT lab/acid waste
  6. Vent piping for lab sinks, cup sinks, acid neutralizing tanks is all to be for acid waste/vent application including terminations through roof
  7. Furnish and install the lab sink waste assemblies, tailpieces and p-traps complete as detailed on Drawing P-502 Detail 6
  8. Plumbing and HVAC bidders for Central Catholic STEM Building, please be advised that the cost for all gas piping requirements for the project should be included in your Plumbing pricing or in your optional Plumbing/HVAC combination price.
  9. Schedule 40 PVC is acceptable for use for underground sanitary, vent and storm piping systems
  10. Press style is acceptable for use for domestic water systems
  11. Provide insulation for ALL aboveground storm piping and roof drain bodies
  12. Cold water and gas services being provide for the fume hood super structures should be provided on both the left and right hand sides of the fume hoods. Cup sink connections are only required on one side of the fume hoods. All fume hoods to receive gas and cold water each side and cup sink on one side
  1. Plumbing bidders for Central Catholic STEM Building, clarification regarding Section 226653 Lab Waste and Vent Piping as follows:
  • As the majority of the building is considered to have return air plenum ceiling spaces please consider that lab waste and vent piping running in such spaces be of Polyvinylidene Flouride (PVDF) materials in lieu Polypropylene (PP) materials.
  • It is our understanding that PVDF piping is certified as meeting required standards for flame spread and smoke generation making it acceptable for use in return air ceiling spaces.
  1. Furnish starters, motor sentinel switches, VFD’s, disconnects, etc. as required for all of your motorized equipment
  2. Delete seismic requirements from Section 220548. Other requirements are to be included as applicable to your scope of work
  3. PEX tubing is NOT permitted for use as trap primer piping
  4. Include the cost to receive, off-load, uncrate, install, rough and connect (3) under-counter dishwashers which will be furnished by others (One each in Chemistry A220, 222 and 225)
  5. Your Base Bid and Site Work Alternate proposals should be based on hauling and disposing of all excavation spoils off-site.
  6. Section 227013 Natural Gas Piping, 3.2 B. calls for every third weld in the natural gas piping system to be X-ray inspected. This requirement is deleted and the natural gas piping system is only to be pressure tested in accordance with Section 227013

HVAC Specific:

  1. Provide separate proposal for HVAC. Contractor option provide combination HVAC and Plumbing proposal as applicable
  2. Louvers will be furnished and installed by PJD. HVAC Contractor to furnish and install plenums, MOD’s, blank-off panels, etc. and make connection to louvers
  3. The HVAC requirements for Shop 023 are only as shown and/or called for on the HVAC Drawings
  4. Furnish starters, motor sentinel switches, VFD’s, disconnects, etc. as required for all of your motorized equipment
  5. Include the cost to furnish and install roof curbs, pipe portals, equipment/pipe support rails, etc. as required for installation or your work at the roof although not necessarily shown
  6. Press style is NOT permitted for heating hot water system
  7. Triply duty valves are NOT permitted for use with the heating hot water pumps
  8. Coordinate refrigerant piping sizing and configurations for split systems with the manufacturer of the equipment included in your proposal
  9. The only ductwork on the project that is to be lined are transfer air ducts. Liner is to be 1” thick, 1-1/2 pcf density
  10. All low pressure round duct is to be “spiral” (Section 233113, 1.2, A, 2, 3)
  11. The hood shown in Bioprep 321 is a recirculating type biological hood for tissue culturing and exhaust ductwork is NOT required
  12. For details of construction for the gravity roof vent shown on Drawing M204 see Drawing M-502 Gooseneck on Roof Curb Detail
  13. Delete seismic requirements from Section 230548. Other requirements are to be included as applicable to your scope of work
  14. Plumbing and HVAC bidders for Central Catholic STEM Building, please be advised that the cost for all gas piping requirements for the project should be included in your Plumbing pricing or in your optional Plumbing/HVAC combination price.

  17. Clarification regarding cleaning of new duct systems as follows:
  • Central Catholic STEM building HVAC bidders, see below clarification from Stantec regarding the intent of Section 233113, 3.7 CLEANING NEW SYSTEMS.
  • The intent of this Section is to perform Parts A, B, C and D
  • Additionally you should follow all SMACNA Guidelines for New Construction keeping duct systems clean during all phases of the construction process
  • If visual inspection reveals contaminants in new duct systems additional cleaning will be required at the HVAC Contractors cost.
  1. Although fuel oil piping and other fuel oil requirements for the diesel fire pump are specified in Section 23113 all of this work is to be furnished and installed by the Fire Protection Contractor
  2. Section 232113 HVAC Piping note that the use of Victaulic type couplings and grooved end piping for heating hot water 2-1/2” and larger is NOT permitted in shafts or above ceilings. Additionally there must be a manufacturer inspection of the installation and a 25 year material and installation warranty issued (See 2.1 A. Piping and Fittings Material Schedule Page 232113-3)
  3. Air terminal units to comply with sound level requirements per 233600, 2.4 and shall include sound attenuators and additional wrap/jacketing as required to comply with required sound levels
