MAIN PURPOSE OF POST: /
- To assist the Buildings Manager in the effective management of the maintenance cleaning team in ensuring that the Company’s three buildings are maintained and cleaned to a high standard and kept in a safe condition.
Key Accountabilities:
- To be responsible for the day to day running of the maintenance department in conjunction with the Buildings Manager and to maintain a safe working environment.
- To supervise and assist with general cleaning duties while overseeing the day to day direction, discipline and coaching of the maintenance cleaning team.
- Ensure standards of cleaning and maintenance are met with reference to agreed indicator check lists.
- To be responsible for managing the disposal and recycling of waste with appropriate contractors as agreed with the Buildings Manager.
- To be responsible for maintaining stock control of cleaning and maintenance materials in conjunction with the Buildings Manager
- To identify day to day repairs and rectify as appropriate within the skills of the maintenance team and bring to the notice of the Buildings Manager repairs or defects requiring specialist attention.
- To supervise and assist planned maintenance activities carried out by the maintenance team and assist the Buildings Manager in identifying short and long term repairs.
- To assist the Buildings Manager to maintain an active dialogue regarding maintenance throughout all departments of the organisation
- To assist the Buildings manager in the preventative planned maintenance (PPM), inspection and testing of heating, ventilation and air conditioning plant, life safety, security, fire and electrical systems.
- To deputise for the Buildings Manager in his absence and to supervise other general maintenance tasks within the maintenance department.
- To supervise the issuing of safety passes for contractors and oversee work carried out by contractors, ensuring that permits to work have been issued as appropriate and safe conditions/ risk assessments are in place before work commences.
- To oversee contracts associated with building maintenance activities such as feminine hygiene, cleaning supplies, fire appliances etc.
- To undertake any other tasks that may reasonably be required by the Buildings Manager or Senior Management.

PERSON SPECIFICATION
POST:BUILDINGS MAINTENANCE SUPERVISOR
PAY RATE: £22K - £24K, depending on experience
General
- Demonstrable management skills and hands on approach working in customer focused facilities, maintenance or cleaning related environment through experience and/or supported by relevant desirable qualifications in facilities management, cleaning, building maintenance and health and safety.
Essential Requirements
- Excellent communication skills. Able to communicate technical issues that affect theatre operations clearly to other departments and senior management concisely both verbally and in written format.
- To be able to supervise and work effectively within a team with minimum supervision
- To be able to manage work in a safe manner taking into consideration health and safety issues associated with all tasks being undertaken.
- Flexibility to manage the maintenance and cleaning of three buildings.
- Experience in cleaning management utilising in house staff
Desirable Requirements
- Knowledge and experience of inspection and testing of life safety systems such as fire alarms, fire appliances, intruder alarms and electrical appliances.
- A strong understanding and emphasis on environmental awareness in terms of energy saving, recycling and sustainability.
- Previous computer experience, working with Microsoft Office packages and the ability to operate or learn about computerised maintenance management systems (CMMS), building management control systems (BMS), portable appliance testing software (PAT), door access systems and energy monitoring.

5 days Mon - Fri / 7.30 - 15.30 less 1 hr for breaks.
Plus additional / flexible hours for Xmas/Festival cover
