We view Realtors as an extended sales force that is out in our market area every day becoming an advocate for our company and new home communities in which we build.

YOUR ROLE IN THE SALE OF A NEW PETROS HOME

First and foremost, Petros Homes appreciates and welcomes realtors who are an advocate of out company. Having just completed a quarter of a century in the Northeast Ohio New Home industry, we have successfully delivered over 2500 homes; and many of those sales were initiated by a local area realtor. Our reputation for quality and innovative design has earned us the privilege of staying in the top five local area homebuilders for well over ten years. Our brand is highly respected and recognized by local area residents as well as relocating families who have heard about us via a referral from a friend, employer or family member.

Our company employs our own new home sales staff. Our staff has been carefully chosen for their expertise in new home sales and marketing and managing the process of a new home transaction from start to finish. Our staff is highly specialized and trained in areas of blueprint reading and revisions, detail and option pricing and home site selection, all of which are essential to the new home building process. In addition, our staff has logged years of successful management of the new home building process with an emphasis on documentation and communication, which is critical to the success of our company. The average build time and new home delivery time is 5-8 months with many details and selections that will be retrieved from your customer. Our sales staff will spend an average of one hundred plus hours managing new build transaction form paperwork to change orders to on-site walks and inspections and weekly phone updates.

In order to receive a commission, we ask that the realtor accompany their client on their INITIAL visit to one of our sales centers. There are no exceptions to this policy as this will be the only time that you will be required to be present to earn your full commission. Upon arrival, our sales staff will have you register your client and will proceed with the demonstration with the model/spec home and the home and community features. Once registered, our sales staff will take over and manage all subsequent meetings and ultimately the securing of a purchase agreement with your client. Of course we welcome your participation at these meetings if you want to attend and you can elect to maintain communication with your client and our new homes sales staff to communicate the meeting dates and times. Our commission policy on all new homes is a 3/2 % (3 % on the first $100,000 and 2% on the balance) commission on the BASE PRICE of the plan that your customer has chosen. The base prices of all of our plans can be obtained via our company website at Click on the community tab that you have registered your client at and proceed to the floor plan gallery for base prices. Our base prices also include the lot/home site. If your client as elected to build a custom plan that does not appear on our website, the Petros Homes sales associate will have that number prior to your client signing a purchase agreement and will communicate that number to you. Please note that the price the home is listed for in the MLS may be higher than the actual base price of the plan. In addition, any and all BONUS offerings will be specified in the broker remarks of the MLS as well as posted in the sales center. We do not negotiate additional bonuses or incentives per the Realtor or Brokerage request. ALL SALES COMMISSIONS ARE PAID AT CLOSING THROUGH ESCROW. All new purchases for a new build will be written on our contract to allow for proper implementation of our builders warranty and title costs. Our company has an affiliation with STEWART TITLE and will name them as the company of choice. All requests on behalf of your client to use another title company or your affiliated title company must be arranged and approved PRIOR to executing the purchase agreement. In addition, Petros Homes will provide at the time of contract an escrow instruction/ commission addendum that will document the terms of the selling brokers commission. This addendum must be signed by selling agent and their broker and submitted within one week from the date of the signed agreement. If your company requires an additional new construction commission agreement, you may submit it at the time of your client signing a purchase agreement. You will also be required to submit a signed agency disclosure from your brokerage.

POST CONTRACT AND CLOSING

Once your client has signed an agreement and all associated paperwork has been submitted we encourage our realtor partners to check in with our new home sales associate as often or little as they wish as to the progress of the clients new build and status of closing. One week prior to the completion and close our new home sales associate and construction supervisor will perform a new home orientation/walkthrough to prepare for close. The title company will contact the realtor or brokerage admin via e-mail one week prior to closing.
