BUILDING MAINTENANCE MECHANIC II 2

CLASS TITLE: BUILDING MAINTENANCE MECHANIC II

BASIC FUNCTION:

Under the direction of the Facilities Supervisor, perform a variety of skilled general building and equipment maintenance work related to electrical, plumbing, HVAC system oversight, locksmithing, carpentry, and painting; maintain facilities in a safe and secure condition; maintain District lock and key system.

REPRESENTATIVE DUTIES:

1. Perform journey-level repair, installation, and troubleshooting of all facility electrical systems including the installation of bus transfer switches, ballasts, relays, motors, transformers, controllers, conduit, and cables for dedicated line for equipment. (E)

2. Initiate and maintain preventative maintenance program for facilities' electrical systems including cleaning electrical contractors, bus bars, relays, and controllers. (E)

3. Maintain security of District facilities by establishing and maintaining lock system; install, repair, or replace locks, door closers, latches, hinges, and related hardware; unlock and lock doors and gates as required. Repair and test building fire alarms. (E)

4. Install, maintain, diagnose, repair, and/or replace plumbing fixtures and flushing mechanisms, water faucets, valves, drinking fountains, fittings and gaskets; utilize appropriate tools to clean and clear clogged drains and obstructed sewer lines. Maintain, clean and repair campus water fountains. (E)

5. Remodel offices and classrooms, design, fabricate, install and modify shelves, partitions, and counters; repair broken or damaged furniture, damaged floors, ceiling tiles, hand shades, bulletin boards, chalk boards, pictures, and plaques.

6. Construct and/or make repairs to broken metal fixtures, components, and other hardware by arc or acetylene welding.

7. Maintain safe facilities; respond to water leaks, broken glass, gas leaks, fire, and other hazards. Inspect and repair roof leaks; clear gutter and downspouts; install flashing, weather-stripping, gutters, downspouts and roof drains. (E)

8. Reset and adjust time clocks controlling automatic lighting, heating, and air conditioning, maintain data base for automated keeper enterprise lighting controls for all three sites (E)

9. Maintain maintenance records for pumps, motors, and compressors; investigate sources of supply for best price and initiate purchase requisitions for necessary parts, tools, supplies, and equipment. Maintain records and files related to vendors, keys, locks, combinations, purchase requisitions, work orders, and equipment maintenance records. (E)

12. Perform general painting; sand and repair walls; stucco, wall coverings; mix paints and apply wood finishes, stains, and sealers. (E)

13. Provide oversight to service maintenance contractors regarding inspection and replacement of filters and belts on HVAC units, Chiller maintenance, air handlers and other air conditioning units; operate computerized building control energy management system; adjust thermostats to maintain comfortable indoor environment for students and staff.

16. Utilize computerized letter making machine to generate self-adhesive letters and symbols for signage for directories, doors, passageways, classrooms, offices and buildings; design, fabricate and install signage; perform on-going upkeep and revisions to existing district signage.

17.  Perform related duties as assigned.

EDUCATION AND EXPERIENCE:

Education and experience equivalent to graduation from high school and two years of directly related work experience.

LICENSES AND OTHER REQUIREMENTS:

Valid California driver license. Fiber optics certificate.

WORK DIRECTION, LEAD AND SUPERVISORY RESPONSIBILITY:

Student workers.

PHYSICAL EFFORT:

Heavy physical labor with constant standing and walking for extended periods of time; walking over rough or uneven surfaces; frequent pushing, pulling, lifting and carrying of heavy objects weighing up to 75 pounds; frequent bending, stooping and kneeling; manual dexterity to operate power equipment in a safe manner; operating motorized equipment and vehicles; ability to operate electric cart to travel and/or to pick-up/deliver supplies to a variety of locations on campus; subject to occasional travel to other district locations to work as needed.

EMOTIONAL EFFORT:

Ability to develop and maintain effective working relationships with other individuals from diverse backgrounds; ability to personally interact and communicate appropriately with students, staff and/or faculty on a regular, on-going basis; ability to follow written and verbal directions; ability to effectively work alone or as a crew member on a variety of assigned tasks while meeting established deadlines and changing priorities.

WORKING CONDITIONS:

Indoor and outside environment in all weather conditions including rain and extreme heat; exposure to sun for extended periods of time; work on slippery or uneven surfaces; work while wearing personal protection equipment including respirators, protective gloves, protective footwear, face shields, goggles, spray suits and rain suits; subject to exposure to dust, dirt, oil/grease, gasoline, diesel fuel, smoke and pollen; subject to exposure to hazardous materials such as pesticides, herbicides, solvents and other toxic chemicals and fumes; exposure to extreme noise and fumes/exhaust from equipment and vehicle operation; exposed to working with or around extremely dangerous equipment and machinery with moving parts. May be required to work at any district location during day and/or evening hours with occasional evenings, holidays and/or weekends on an as-needed basis; occasional local travel may be requested.
