BROKEN ARROW CABIN RENTAL RULES & POLICIES

To preserve the condition of the property and to insure the safety of our guests, we have developed this rental agreement that includes our rules and policies. Please readthis rental agreement thoroughly, sign and return with your deposit. Your signature is legal acknowledgement of your intent to adhere to these policies and your enforcement of these policies to everyone included in your group. CABIN:

There is no smoking in or near the cabin. Throwing cigarette butts on the ground isstrictly prohibited.

No Pets allowed in the cabin or on the property. Local Stone Bluff Kennels are available – call 740-674-4706

Smoking or pets in the cabin are strictly prohibited and will result in a $300.00 penalty.

Absolutely no parties, excessive drinking or illegal drug use is allowed on our property.

Person renting and signing for cabin must be 21 years old or older to rent the cabin and cannot rent for minors.

Person booking cabin must be present to enforce these policies; i.e. parents can’t rent for juvenile children.

No guest ATVs or dirt bike/off road motorcycles are allowed to be ridden on property.

No fireworks, hunting, firearms or shooting on property without specific written permission from Tim Moses.

No fires outside of designated fire pit, fireplace or grills. Firewood will be provided – please don’t bring wood.

Guests will clean the grill after use and turn gas off at tank. Guests will replace grill cover after grill has cooled.

Guests will immediately notify owners of any problems with the cabin or report any injuries (call 937-367-1985).

Guests will not hike off of stone lanes due to safety concerns (old well pits) and wildlife conservation practices.

Children under 18 will be supervised at all times. Children shall not be left unsupervised or unattended.

No jumping on the beds or furniture. A “messed up” bed isassessed to have been slept in and charges will apply.

To help the cleaning crew, please return all pillows and blankets to their original location as to when you arrived.

To protect hardwood flooring, please remove shoes after entering cabin. Shoe trays are provided by the doors.

Oxford Oil Company will drive 4 wheeler past cabintwice a week to start oil pumps; usuallyon Mondays.

Guests will wash dishes prior to departure and take garbage(in garbage bags) out to dumpsters behind cabin.

Guests will gather all used towels and place in front of washingmachine prior to departure.

Guests will leave used beds turned back so contracted housekeeping crew knows what bedding needs washed.

No fires in cabin’s fireplace from May 1 to September 1. Sparksscreen MUST be kept closed at all times.

Fireplace flue must be opened prior to starting fire and closed after complete fire burn out and ashes are cooled.

Lawncare/maintenance personnel may need access to property during renters’ stay for mowing, repairs or upkeep.

Cabin Check-In is after 3:00 PM and Check-Out time is 11:00 AM. The cabin alarm system will be set accordingly.

Garbage MUST be place in garbage bags prior to placement in garbage cans behind cabin. Our contract cleaner removes bags for disposal. PLEASE DO NOT THROW LOOSE GARBAGE IN GARBAGE CANS.

HOT TUB (if available):

No children under 12 years old allowed in the hot tub. Children over 12 only with direct adult supervision.

Please relax in the hot tub; do not use it as a swimming pool for children to splash water all about.

Please, no “HANKY PANKY” in the hot tub.Sorry……………………

Guests will shower or bathe prior to using hot tub. Please do not get into hot tub with lotionsor sunscreen on.

Make sure feet are cleaned off prior to entering tub. Grass & dirt clog filters prematurely.

Guests will not “play” with the hot tub control buttons. Please call us with any operational questions.

After enjoying hot tub, guests will enter the cabin thru the basement door to avoid water damage to wood floors.

Any excess cleaning or maintenance of hot tub due to renter’s negligence will be deducted from security deposit.

While we try to keep the hot tub operational, it may be down for service or cleaning during your visit.

Guests with health issues or concerns should see their doctor before using any hot tub.

Following the hot tub rules will insure continued enjoyment of the hot tub for everyone. Thank you.

POND:

To keep fishing exciting for everyone (especially the kids), fishing is strictly catch and release.

Guests must remove or squeeze off barbs on hooks to enable catch-n-release. Please call with questions.

For your safety, children and non-swimmers MUST wear life jackets near the pond.

Children must be accompanied by an adult at all times near the pond and on the property.

No peeing or dumping anything in the pond. The pond is our county approvedsource of domestic water.

For Safety, guests must stay off of the pond’s ice in the winter – even if it appears frozen.

THINGS WE PROVIDE:

Bedding, bathroom towels, wash clothes

Kitchen appliances, coffee maker, cookware, utensils, glasses and tableservice for 8 people

Canoe, oars and inflatable rafts for summertime use in pond

Satellite TV (basic satellite service) with DVD & VHS player

Firewood, picnic table & 5 chairs near outside fire pit

THINGS YOU BRING:

Firestarters, matches, charcoal lighter fluid to startoutside fires in firepit, if desired

Beach towels,life jackets, coolers and lawn chairs (if applicable).

Fishing poles, tackle(please remember to remove barb for catch and release)

Paper towels and toilet paper for your use (we started providing these but could not keep them stocked)

Your food, beverages, coffee & Mr. Coffee pot filters.

We recommend you bringing bottled water; reverse osmosis water faucetavailable on right side of kitchen sink.

Your toiletries to include, shampoo, soap, tooth brushes, toothpaste, slippers/sandals, etc.

DVD/VHS Movies, board games, cards, books or yard games

RATES, DEPOSITS AND CANCELLATIONS:

$180 per night for Fridays, SaturdaysandHolidays. Minimum 3 night stay over holiday weekends. $900 per week.

$150 per night for Sunday thru Thursday nights (except for Holidays @ $180 per night).

Cabin rates are based on occupancy of 4 people and/or 4 beds. Additional charge of $15 per person. If more than four beds are assessed as “slept in” or “messed up,” an additional $15 per bed applies.

Security deposit of $300 is required to book the cabin; payment by check to Broken Arrow Cabin preferred

Rental Agreement & $300 deposit is due within 1 week of making reservation or it may be cancelled or forfeited.

Cabin rentalpayment due no than 2 weeks prior to cabin stay; payment by check to Broken Arrow Cabin preferred

Pay Pal is available if necessary – a 3% Processing Fee Applies

Directions to cabin, gate and cabin entry instructions will be forwarded upon receipt of cabin rental payment.

Additional cleaning fee will be deducted from deposit for excessive cleaning or garbage pickup around cabin.

Any damages to the cabin will be repaired and the cost will be deducted from renter’s security deposit.

Balance of security deposit will be refunded within 30 days after your stay via check personal/business check.

85% refund for cancellations outside of two weeks; 50% refund outside of 72 hours; no refunds within 72 hours.

No refunds or cancellations for loss of amenities (e.g. hot tub, grill) or “acts of god” such as electrical outages.

By signing and booking the cabin, we the renters, guests, family and our heirs cannot and shall nothold Broken Arrow Cabin, LTD., Managers, Officers or Owners, liable for any damages, losses or injuries incurred.
