DESCRIPTION OF THE PROJECT: The specifications below are for the project to replace the existing heating system, which provides heat and A/Cto the above-mentioned building. The project is to remove the existing Furnace(s) and related systems and install a new Gas HVAC system.

GENERAL CONDITIONS:

  1. Those contractors choosing to bid on the following specifications must visit the building site prior to bidding.
  1. All work shall be in strict accordance with all applicable City of New Rochelle, State of New York, and Federal, Codes, rules and regulations.
  1. Contractor is responsible for reviewing the specifications, properly sizing, and for determining any field changes required by existing conditions. The contractor will be required to show the used for properly sizing new furnace. Prior to submission of the bid, the contractor shall in writing notify the construction manager of any materials or apparatus believed inadequate or unsuitable, in violation of codes, laws, or ordinances, rules or regulations of authorities having jurisdiction, and any necessary equipment, items or work missing in this specification which shall prevent the system from operating properly. In absence of such written notice, it is mutually agreed that the contractor has included, in the submitted bid, the cost for all the required items to make the specified system work properly in its approved satisfactory functioning and that no extra compensation will be owed by agency, the owner of the building.
  1. Submittal of a bid is an agreement to all requirements of the contract documents, and no consideration will be granted for any claimed misunderstanding thereof.
  1. The work under thisspecification shall include but not limited to furnishing all labor, materials, equipment, and services necessary for and reasonably incidental to the performance of a complete Forced air system installation, as herein specified or as may become necessary due to conditions, to meet the building’s heating requirements.
  1. All materials shall be new and shall be of recognized first class commercial quality. Workers who regularly perform their specific type of work and be licensed where required shall perform all labor being provided on this project. Where additional details or instructions are required to complete the work, the contractor is deemed to have made an allowance in the bid for the completing of such work, consistent with adjoining or similar details and/or the best accepted practices of the trade, whichever is more expensive.
  1. No substitution of specified equipment or materials shall be allowed without prior written approval of the Construction manager, Agency or its agents. Any request for substitutions must be made, in writing, no later than the second day after the pre-bid conference. The contractor making the request for the substitution shall be responsible for providing all technical data sheets along with the substitution. Any approval for a substitution request will be sent to all eligible bidders and may become the basis for their bids. If written approval for a substitution is delayed, then all bidders will be notified and given additional time to submit their bids. Once the bid is awarded, no further substitution will be approved except for unforeseen changes in the field conditions.
  1. ANY SUBSTITUTIONS OR REDUCTIONS IN THIS SPECIFICATION WITHOUT PRIOR WRITTEN APPROVAL SHALL MANDATE A REDUCTION IN PAYMENT TO THE CONTRACTOR TO BE DETERMINED BY THE CONSTRUCTION MANAGER.
  1. Prior to commencement of any work, contractor is required to file and obtain ALL permits and at completion of work shall provide all required signoffs’ from all agencies having jurisdiction over the work specified in the following specification. The contractor shall be responsible for payments of all fees necessary to obtain required permits and sign-offs.
  1. Contractor shall complete specified work in a timely manner.

DEMOLITION:

Remove the existing Furnace(s), in furnace room. Contractor shall be responsible for the removal and offsite disposal of any and all materials considered waste during the course of the work, in accordance with all applicable laws.

At the end of each workday, contractor shall leave all surfaces broom swept. In the event there is damage to any portion of the building exterior or interior, to the sidewalk, to the stairs, and/or any area affected by the work, Contractor shall promptly repair, clean and restore to the full satisfaction of the Owner any and all damage at no additional cost or delay to the Owner.

FURNACE:

Contractor shall furnish and install new,Carrier, 58STA/STX, input capacity (110,000), and minimum AFUE rating of 80% or an approved equal.

PIPING/PLUMBING:

Install all new piping, fittings, and valves required to properly connect the new boiler to the building's water, domestic hot water, heating hot water, return, and fuel oil lines as recommended by the equipment manufacturers and all applicable codes.

Unless specified clearly in this specification or other attachments, where connection between the new piping and the existing piping is required, the new pipe size shall match the existing pipe size. Also,unless clearly specified, all new piping shall be of the same material and strength as the existing piping.

If a connection between dissimilar metals is required, as between ferrous and non-ferrous materials, then Teflon, Micarta, or equal electrical insulators between the metals shall be supplied to prevent electrolytic corrosion.

ELECTRICAL:

Contractor shall be responsible for furnishing all material and labor to connect the new equipment to existing service. All wiring shall conform to the requirements of the CityNew Rochelleand State Electrical Codes, as well as regulations of all authorities having jurisdiction over this work.

All electrical wiring shall be new and of the size required by Code and shall run in Electrical Metallic Tubing (EMT), except where allowed by Code. Run all wiring overhead and out of reach of water damage.

Electrical wiring will be done in accordance with all applicable codes and utility requirements.

An emergency electrical disconnect switch (emergency switch) will be installed as described in NFPA 31, 2001 edition, section 10.17.7. An electrical service disconnect switch (service switch) will be installed as described in NFPA 31, 2001 edition, section 10.5.2.

Electric supply shall be 115 volts, 60 Hz, single-phase (NOMINAL).

CONTROLS:

Contractor hall include a micro-processor based integrated electronic control board with at least 11 service troubleshooting codes displayed via enhanced flashing LED diagnostic light on control, a self –test failure that checks all major functions of the furnace within one minute, and a non-volatile memory replaceable automotive-type circuit protective fuse. Multiple operational settings available including, separate blower speeds for heating, cooling and continuous fan. Continuous fan speed may be adjusted from the thermostat. Cooling airflow will be selectable between 350 or 400 CFM per ton of air conditioning.

BREECHING: Furnish and install a new breeching system from the boiler outlet to base of the chimney.

The breeching connection to the chimney shall be sealed air tight with mastic or high temperature cement.

CHIMNEY: The contractor will diagnose chimney liner(check for blockage) and install chimney sweep out as needed for future cleanings. The new liner for chimney(if needed) shall be properly sized for both boiler and DHW Tank for adequate drafting. Contractor is responsible for ensuring that the flue and chimney meet all relevant codes, and cost for any required work for code compliance must be included with this bid.

During construction, should the contractor notice a need for any additional chimney work, the contractor shall provide in writing cost and details of such work and obtain written approval or change order from the construction manager prior to commencement of such work.

FILING/TESTING/SERVICE/GUARANTEE: Contractor shall guarantee price quoted below for 90 days after submission of bid.

Contractor shall fire equipment and adjust to an efficiency of not less than 80%, smoke test of zero, and shall provide test results in writing.

Where applicable, all of the aforementioned equipment shall be filed with the jurisdictional departments of the City of New Rochelle under the current codes and regulations of same, and copies shall be provided to owner upon filing.

Contractor agrees to furnish a written guarantee of all equipment with this bid, and agrees to guarantee all equipment and labor for a minimum of one year, from the date of the final acceptance of the equipment.

Contractor must leave all original installation manuals, instruction manuals for all installed equipment including operating instructions, wiring diagrams, and suggested regular maintenance in the boiler room.
