SENIOR MAINTENANCE & REFURBISHMENT OFFICER

Location / Working on Bethany properties throughout Scotland with main office at 65 Bonnington Road and 2 small stores elsewhere in Edinburgh.

1 night in 3 on-call rota / FTE / 1.00

2JOB PURPOSE

To assist the Property and Housing Controller (P&HC) with theprovision, assessment, maintenance,refurbishment, upkeep and disposal of properties for Bethany Christian Trustso that staff, service users and others as appropriate can have and fully enjoy the use offully functioning buildings: wind and water-tight, safe and secure.

3MAIN RESPONSIBILITIES Approx % of Time

  • As an ongoing member of SELECT or NICEIC, safely install, maintain 30%
(including diagnosing faults), rectify as necessary and test c.c.t.v.
installations, intruder alarms, panic alarms, emergency lighting and
access and electronic communication controls and systems.
  • Safely install, maintain (including diagnosing faults), rectify where 30%
    necessary and test domestic and commercial electrical systems and
    provide E.I.C. Reports, all to latest 17th Edition I.E.E. edition and relevant and
    applicable national Codes of Practice and current electrical legislation.
  • Safely carrying out and assisting with the wide range of the other non- 20%
    electrical buildings maintenance and refurbishment trades work.

  • Interpreting building drawings, quotes and specifications and guiding the 10%
MROsand volunteers safely in buildings related work required, as specified
in written form, and drawings with attention to construction standards,
Bethany policies and procedures and H&S constraints with prioritising
as agreed with the Property and Housing Controller.
  • Assessing the condition of Bethany properties and diagnosing 3%
    maintenance problems from assessment or summary reports

  • Liaising with supervising building trade contractors where necessary 2%

  • Ensuring provision of a supportive housing property service to service 5%
    users managers in cooperation with the P & H C and team.

  • Providing a normal average of 33% out of hours on call cover for buildings 33%OOHemergencies on a rota basisi.e. normally shared with the otherMROs.

4PLANNING AND ORGANISING

  • Work to a timescale which suits others bearing in mind others requirements. Liaise with managers, residents, support workers and others including in the team as required
  • Assessments requiring tools, materials and time will be organised in such a way as to minimise the time used and cost incurred of each job

5 PROBLEM SOLVING

  • Assess what maintenance problems exist, weigh up alternative solutions and selecting the most appropriate and cost effective safe solutions
  • Carry out repairs other construction/maintenance tasks leave each site clean
  • Organise essential and preventative repairs
  • Co-ordinate multi-trade small building and refurbishment projects.
  • Glaze and restore windows preferably including those with sash cords
  • Replace / repair locks and ironmongery pertaining to doors, etc.
  • Carry out electrical and basic plumbing and basic heating jobs
  • Clear drains
  • Undertake painting, tiling, plastering, decorating and cleaning
  • Keep time and accounts records
  • Undertake occasional grass cutting, pruning, cleaning and labouring tasks
  • Assist with flats preparation work and removals
  • Preparation of floors for carpets / vinyl being laid
  • Look after a Bethany van (for use only for Bethany duties), tools and materials.
  • Other property maintenance related duties as required
  • Be on call,out of hours, one third of the time as pre-planned in advance

  • Assess what technicalchallenges exist, weigh up alternative solutions and decidethe most appropriate and cost effective safe solution in each instance

7KEY RELATIONSHIPS AND RELATIONSHIPS

  • The post-holder will normally be guided by and feed back to the P & H C regarding the work.
  • The post holder will liaise with others in the Property and Housing Management team regarding the work and will seek to encourage others as appropriate.

8KNOWLEDGE, SKILLS AND EXPERIENCE NEEDED FOR THE JOB

The essential qualifications and characteristics that will be required of the person undertaking the role are:

  • SJIB recognised apprenticeship i.e. time served and card carryingSELECT or NICEIC electrician, CSCS gold card (including17th edition IEE regulations).Minimum 3 years from qualification and
  • Capable of maintaining & refurbishing buildings in other trades areas preferably experienced in building work in other trades
  • Full ( preferably clean) driving licence and ability to look after a Bethany leased van
  • Proven good time management ability
  • Good interpersonal, leadership and team skills and ability to supervise others
  • Reasonable relevant computer literacy
  • Willing to respond to emergency calls outwith office hours on a rota basis
  • Be eligible for PVG Disclosure Scotland clearance to work with vulnerable people
  • Be able to demonstrate supportof the aims of Bethany as expressed in its mission, vision, and values statements, its ethos and its policies and procedures.
  • Ideally City and Guilds testing & inspection (2391 or) 2394/ 2395 and /or Approved Electrician status desirable (but not essential).

9DIMENSIONS

  • The post holder has prompt reports of time usage, tools and materials purchased and used, and mileage and other related vehiclepaperwork to maintain.

10JOB CONTEXT AND ANY OTHER RELEVANT INFORMATION

  • The post holder will play an important part within the small P & H M team and may need to reasonably carry out others duties in others prolonged absence.
  • The post holder will take an equal share in the call-out rota,normally with the 2 Maintenance and Refurbishment Officers, to cover the out-of-hours callouts to deal with a wide range of maintenance issues.
  • The post-holder is required to participate in occasional Christian worship in a work setting,bearing in mind Bethany’s Vision of working with vulnerable people as an expression of Christian love in action.
