At 50 meters above ground, the modern ENTERPRISEOFFICECENTERin Prague 4 - Pankrác has reached its highest point, the top of the roof. The developer, Erste Group Immorent ČR, expects to complete the 120-meter-long project in the last quarter of this year. ENTERPRISE will offer 29,069 square meters of class A office space, spread out over 12 floors (plus 4 underground levels), and 2,622 square meters of ground-floor premises for services for tenants, such as a cafeteria, coffee shop, and retail outlets, as well as 400 parking spots. One-half of the office space has already been rented out by AVAST, the most valuable IT company in the Czech Republic and a leading international provider of antivirus software.

“Since entering the Czech market in 1997, we have developed more than 130,000 square meters of office space in Prague, which is being used by more than 90 renowned domestic as well as international companies. And we are preparing to develop another 100,000 square meters,” said Tomáš Velemínský, the registered representative of Erste Group Immorent ČR. “We are really pleased that in our newest project, the ENTERPRISE building, we can welcome as our first tenant such important IT company as AVAST, which has won a number of international awards. This documents the potential of central and eastern Europe as a region with a high concentration of innovative and entrepreneurial people, as well as our ability to provide high-quality real-estate services to our customers, for their expanding business activities,” added Tomáš Velemínský. According to the AVAST’s Chief Operating Officer Ondřej Vlček the fast growing company, which only this year will employ 200 new people, was looking for the best building on the market. After long search the company chose Enterprise.

ENTERPRISEhas everything, both in terms of size and a prominent location, required for becoming a new landmark of the Prague 4 business neighbourhood. Prague 4 is the most dynamic and sought-after office locale in Prague. Whereas citywide, the office-space vacancy rate was 16.5% in the first quarter of this year, it was only 7.6% in Prague 4. It was to this borough that approximately one-third of all demand for office space rental was directed, and in the first quarter of this year, it was one-half of the total demand.

ENTERPRISErepresents another step in the successful development of the Prague 4 – Pankrác business neighbourhood. It is located between the GEMINI office building and the Prague trunk road (“Magistrála"), from which it is separated by a monumental glass noise barrier. “It has been evident from the very outset that the building would best be seen from the Prague trunk road, from cars and by people in motion. This forms a new, dynamic, sliding street line that copies the elongated bend in the road when leaving the city centre,” said architect Vladimír Krátký, who worked both on the architectural and design aspects of the building.

The advantageous location of the building is confirmed by the fact that it is a mere 50 meters from the Pankrác underground station on Line C. From there, the travel time to the city centre is approximately eight minutes. The Prague ring road can be reached by car in five minutes, and RuzyněAirport in 30 minutes. Should underground Line D be built in the future, a new station would open in the vicinity of the front of the building. The ENTERPRISE office building, like other Immorent buildings, has been designed with a view to sustainability, the development of a pleasant work environment, respect for the area, and energy savings. It has been pre-certified and received the prestigious BREEAM Excellent certificate.

Up to a quarter of the cost of cooling will be saved by the external blinds installed on all windows, allowing for individual regulation of shading and direct sunshine, that prevent heat from entering the building. The large glass areas also cut lighting costs by 15%. Heat pumps located on the roof of the building improve the efficiency of heating and save up to a fifth of heating costs. Energy consumption is monitored by an electronic building management system that makes it possible to optimise the building’s operating costs. Aggregate savings on energy costs compared to other buildings of a comparable size are up to 25%. “There is lots of light everywhere, and the roof of the western wing offers a shady garden and terraces that lend themselves to other uses,” added V. Krátký.
