TENANT AGREEMENT

HOUSE RULES

ONLY THE TENANT ON THE LEASE ARE TO BE LIVING IN THE APARTMENTS, ANY CHANGES HAS TO BE REPORTED TO MANAGEMENT AND/ OR OWNER FOR CONSENT.

LIVE IN ATTENDANT AND/OR FAMILY MEMBER (THAT A TENANT MAY NEED BECAUSE OF MEDICAL REASON) WILL BE SUBJECT TO A BACKGROUND CHECK.

NO WASHERS OR DRYERS ARE ALLOWED II THE APARTMENTS.

ALL TENANTS ARE RESPONSIBLE FOR THE BEHAVIOR, ACTIONS AND DAMAGES CAUSED BY THEIR CHILDREN. TENANTS WILL BE REQUIRED TO PAY ALL DAMAGES TO BUILDING OR APARTMENT IMMEDIATELY SUCH AS BROKEN WINDOWS, SINK AND TOILET STOPPAGE ETC.

GARBAGE MUST BE EMPTIED DAILY IN THE DUMPTER.

NO TENANT WHOM BY HIS ACTIONS MAY NOT IN ANY WAY CAUSE A DANGER TO THE OTHER TENANTS, OR THE BUILDING BY CARELESS USE OF ELECTRIC, FIRE AND WATER.

MONTHLY INSPECTIONS WILL BE CONDUCTED ON EVERY APARTMENT. THE DATE IS POSTED ON A CALENDAR THAT IS GIVEN TO TENANTS AT THE BEGINNING OF EACH MONTH.

TENANT HAS A DUTY TO NOTIFY LANDLORD OR MANAGER OF ANY WATER LEAKS FROM FAUCETS OR RADIATORS.

THE ELECTRIC SERVICE IS THE RESPONSIBILITY OF THE TENANT AND HAS TO BE TRANSFERRED IN THE TENANT’S NAME WITHIN (7) DAYS AFTER MOVE IN.

OCCUPANTS ARE RESPONSIBLE FOR THE CLEANING AND PROPER USE OF COOKING EQUIPMENT, KEEPING THEM FREE OF GREASE AND DIRT. REFRIGATORS ARE SUPPLIED.

TENANTS ARE RESPONSIBLE FOR THE UPKEEP OF THEIR CARPETS AND HAS TO HAVE IT SHAMPOOED ON A REGULAR BASIS. THIS WILL HELP KEEP STAINS TO A MINIMUM.

NO PAINTING WILL BE DONE WITHOUT WRITE APPROVAL FROM MANAGEMENT.

NO PETS ALLOWED IN BUILDING WITH EXCEPTION OF ASSISTANCE ANIMALS TO ACCOMMODATE INDIVIDUALS WITH DISABILITIES.

THIS IS A SMOKE FREE PROPERTY. DEFINITION IS NO SMOKING IN THE COMMON AREAS, IN THE APARTMENTS, OR ON THE PROPERTY. NO EXCEPTIONS.

NO SMOKING ALLOWED IN HALLWAYS OR ANY COMMON AREA IN BUILDING.

ALL TENANTS UNDERSTAND THAT THE SECURITY DEPOSIT IS NOT TO BE USED AS THE LAST MONTHS RENT. SECURITY WILL BE RETURNED TO THE TENANT UPON MOVING OUT,

AFTER GIVING WRITTEN NOTICE ONE (1) MONTH IN ADVANCE FROM THE FIRST OF THE MONTH; CONTINGENT UPON THE FACT THAT THE UNIT IS DAMAGE FREE.

ALL KEYS ARE TO BE RETURNED AND APARTMENT LEFT IN GOOD CONDITION.

ALL TENANTS MUST HAVE A SECURITY EQUAL TO TOTAL TENANT PAYMENT.

TENANTS ARE THE ONLY ONES ALLOWED TO PARK IN BUILDING PARKING LOT AND ONLY IN THE SPACE ASSIGNED TO THEM. ALL OTHERS WILL BE TOWED AWAY AT OWNERS EXPENSE. ALL CARS MUST HAVE CURRENT CREDENTIALS, AND IN RUNNING ORDER. VISITORS HAVE TO GET A VISITORS PARKING PERMIT FROM OFFICE IN ORDER TO PARK IN A VISITORS SPACE.

Due to the VAWA Violence against Women Act, all tenants must report actions of this nature because THE VAWA provides legal protection for those victims of Domestic Violence, Stalking, and/ OR Dating Violence. These protections prohibit a manger from eviction or termination OF assistance from AN INDIVIDUAL BEING ASSISTED UNDER A PROJECT BASED SECTION 8 PROGRAMS. IF THE INSERTED GROUNDS OF SUCH ACTION IS AN INSTANCE OF dOMESTIC VIOLENCE DATING VIOLENCE OR STALKING OF WHICH AN ADDENDUM WILL BE ATTACHED TO YOUR LEASE.
