Application Process and Resident Qualification Criteria

Thank you for choosing Southwood Townhomes and the Greenhaven Apartments! Below is information regarding our application process and the resident criteria we use.

GRE Management Services, Inc. complies with the Federal Fair Housing Act. We do not discriminate on the basis of race, color, religion, national origin, sexual orientation, gender, age, disability, family status, or any other basis protected by applicable state, federal, or local fair housing laws.

Application and Application Fee:

  • All occupants 18 years of age or older are required to complete an application (even if living with parent, guardian, spouse, or child).
  • A $35.00 non refundable application fee is required per application. This fee covers the cost of the credit and background check. Application fees must be the form of a money order or cashier’s check.
  • We require proof of government issues photo identification at time of application completion.

Gross Monthly Income Requirements:

  • We require a minimum gross monthly income of two and one half (2 1/2) times the monthly rent.
  • We consider the income of all residents jointly. All income must be verifiable with at least two recent pay stubs.
  • If recently hired, an offer letter or letter of intent on company letterhead with contact information, along with two pay stubs from previous source of income, will be used for income verification.
  • If self employed, one must provide the previous year’s personal income tax return and the previous two months personal back statements as proof of income. Persons that hold jobs that receive commission only, base salary plus commission, tips or bonuses will be considered self-employed.

Credit and Background Check:

  • When we run your credit and background/social security search, we are looking for:
  • More Positive standing accounts than Negative accounts in both Past and Present.
  • Your credit report is clear enough to support the required income to debt ratio.
  • No Evictions, Landlord, or Utility Company debt. Any debt owed to an apartment community or utility company must be paid off and verified before an application can be approved.
  • We use a scoring model to determine application credit suitability. Applications fall into three categories: Approved, Approved with Conditions, or Denied. Application rates as Approved with Conditions will be subject to additional screening and/or security deposits in order to be accepted for residency.
  • Bankruptcies and Foreclosures are not necessarily disqualifying events. All bankruptcies must be discharged or dismissed and applicants will be required to show a “Schedule F”.

Residency and Employment Verification:

  • A minimum of two years rental/residentand employment history will be reviewed and must exhibit no derogatory references.
  • Rental and Employment Verification forms must be signed in order for application to be complete.
  • Applicants may be denied should we be unable to confirm the resident and employment information provided.

Co-Signers and/or Guarantor:

  • A Co-Signer/Guarantor may be required for in case of applicants who are first time renters, who are without credit history, or who have been Approved with Conditions.
  • Guarantor must complete an application and pay the $35.00 application fee.
  • Guarantor can only be a relative or employer, must have a gross monthly income of four (4) times the monthly rent, and meet all applicant qualifications.
  • Guarantee form must be signed in management office, or can be notarized if signed off-site.

Animals:

  • We have a very animal friendly community; however, all animals are subject to management approval. Please ask the management office about our size and breed restrictions.
  • There is a deposit for $400.00 per animal. Deposits are considered to be additional security deposits and not exclusively pet deposits.
  • There is a $25.00 monthly pet rent for the first pet, and an additional $25.00 monthly pet rent for the second pet.

Availability Policy and Holding Deposit:

  • We start pre-leasing homes when the current resident submits a written notice to vacate.
  • We can hold a unit for $100.00 for 30 days. This holding deposit must be in the form of a money order or cashier’s check.
  • Holding deposits are non-refundable after 72 hours of approval of application. Cancellation of hold must be received in writing within the 72 hour period to receive the holding deposit back.

Occupancy Standard:

  • We follow standard housing occupancy guidelines: two persons are permitted per bedroom, plus one. Example: 2 bedroom home can have up to 5 people.
