SECTION 012300 - ALTERNATES

1.1SCHEDULE OF ALTERNATES

Copy and re-edit "Alternate No.(Insert number)" Paragraph below for each alternate required for Project.See samples of alternate descriptions in the Evaluations.

  4. Alternate 1B: Replace ACP-02 with Open to Structure between column lines 1-28 to perimeter curtain wall. Provide ACP-01 cloud at the end of towers between column lines A.5 thru midway between C and D, between column lines 1-2, 13-14, 15-16 and 27-28. Note: New cloud is the same depth N/S as shown on plans.
  5. Alternate No.2: Levels 3-5 Wood Ceiling and Wood Slat Walls (Elevator Lobby, Pantries, Game Rooms, Hallways, Open Collaboration and locker rooms)
  6. Base Bid: Provide WDC-01 ceilings for elevator lobbies, pantries, game rooms, hallways, open collaboration areas and locker rooms. Provide custom wood slat walls at pantries, open collaboration and hallway (8 screens per floor).
  7. Alternate 2A: Reduce the quantity of WDC-01. WDC-01 to remain at elevator lobbies, pantries, open collaboration. WDC-01 to be removed and replaced with ceiling Open to Structure (painted) at locker rooms, hallways and game rooms – align with edge of core in E/W direction. Wood screens to remain as shown.
  8. Alternate 2B: Replace WDC-01 with GWB ceiling. Replace custom wood screen with frameless glass partition with vinyl film applied graphic 3’-0”H, full length of elevation.
  9. Alternate No. 3: Levels 3-5 Terrazzo Tile Floor Finish (Elevator Lobby, Pantries, Game Rooms, Hallways, Open Collaboration and locker rooms)
  10. Base Bid: Provide AG-02 Terrazzo Tile Floor Finish for elevator lobbies, pantries, game rooms, hallways, open collaboration areas and locker rooms.
  11. Alternate 3: Reduce the quantity of AG-02. AG-02 to remain at elevator lobbies, pantries, open collaboration. AG-02 to be removed and replaced with CPT-01 at locker rooms, hallways and game rooms – align with edge of core in E/W direction.

  2. Base Bid: Provide custom WD-02 wood slat wall attached to LAQ-01 wall panel with custom cut-out graphics. See concept elevation located in the Brand Integration Concept Direction package, an appendix to the specifications.
  3. Alternate 4A: Replace complete with 1/2” low-iron glass mounted with SST standoff with custom graphic printed on vinyl film applied to second surface of glass. See concept elevation located in the Brand Integration Concept Direction package, an appendix to the specifications.
  4. Alternate 4B: Replace complete with Venetian plaster (Armourcoat, Spatulata, color: TBD OR Nass, Classico, color: porcelain) with custom dye-cut vinyl graphics direct applied over plaster. See concept elevation located in the Brand Integration Concept Direction package, an appendix to the specifications.
  1. Alternate No. 5: Levels 3-5 Back painted glass at core
  2. Base Bid: Provide 9’-0” back-painted glass at pantries (Refer to elevation 2/A10-40)
  3. Alternate 5: Replace complete with direct-glue wall covering, WC-02.
  4. Alternate No 6: Levels 3-5 Banquette at core
  5. Base Bid: Provide custom upholstered banquette with F-02 cushions (Refer to elevation 1/A10-40)
  6. Alternate 6: Remove banquette from millwork scope. Furniture vendor to provide and install.

  1. Base Bid: Provide painted wood lockers with Digilock, $200 allowance per locker.
  2. Alternate 7: Remove lockers from millwork scope. Furniture vendor to provide and install.
  3. Alternate No 8: Levels 3-5 Zip Tap
  4. Base Bid: Provide 1 Zip Tap instant hot water tap at each pantry (12 total).
  5. Alternate 8: Delete scope from project.
  1. Alternate No 9: Level 2 Stair Enclosure and Wood Slat Ceiling
  2. Base Bid: Provide sculptural GWB stair enclosure for (4) egress stairs, with custom WD-02 wood slat wall attached to LAQ-01 wall panel. Provide faceted WDC-01 ceiling throughout the main corridor of Level 2, refer to plan for quantity.
  3. Alternate 9A: Replace faceted WDC-01 with flat WDC-01 ceiling. Sculptural Stairs and custom wood cladding to remain.
  4. Alternate 9B: Replace faceted WDC-01 with flat WDC-01 ceiling. Sculptural Stairs GWB enclosure to remain. Omit custom wood cladding on face of stair enclosure, faceted GWB enclosure to remain.
  5. Alternate 9C: Replace faceted WDC-01 with Decoustics Claro ceiling. Sculptural Stairs GWB enclosure to remain. Omit custom wood cladding on face of stair enclosure, faceted GWB enclosure to remain.
  6. Alternate 9C:D: Replace faceted WDC-01 with Decoustics Claro ceiling. Sculptural stair omitted, replace with standard non-sculptural stair with GWB enclosure.
  7. Alternate No 10: Level 2 Conference and Training Room carpet
  8. Base Bid: Provide CPT-04 carpet tile, $45/yd material allowance.
  9. Alternate 10: Replace CPT-04 complete with $35/yd material allowance carpet tile.
  10. Alternate No 11: Level 2 Operable Glass partitions
  11. Base Bid: Provide operable, folding glass partitions (Nanawall or similar) at face of multipurpose room, security badge office, credit union, copy center, retail space.
  12. Alternate 11A: Replace complete with framed glass center pivot doors.
  13. Alternate 11B: Replace complete with lacquer center pivot doors.
  14. Alternate 11C: Replace complete with frameless glass doors and frameless glass wall.
  15. Alternate No 12: Level 1 and 2 Terrazzo Flooring
  1. Base Bid: Provide AG-01 flooring throughout main lobby on level 1 and main lobby, main circulation, atriums, security badge office, credit union, copy center, retail, and cafeteria.

Alternate 12A: Provide AG-01 on levels 1 and 2 between column grids 13-16/A.5-D. Replace all other AG-01 flooring with large format porcelain tile. Crossville, Laminam or similar.

Alternate 12B: Replace complete with large format porcelain tile. Crossville, Laminam or similar.

  1. Base Bid: Provide ACP-02 throughout
  2. Alternate 13: Replace complete with ACP-01
  3. Alternate No 14: Levels 3-5 Pantry Reconfiguration, Room numbers: 3100, 3410, 4100, 4410, 5100 and 5410.
  1. Base Bid: Provide freestanding island with PL-02 base cabinets and SSM-01 countertop and end panels with (1) sink in base cabinet with integral kick, (1) zip tap, (3) undercounter SST refrigerators, (1) undercounter SST freezer, (2) integrated trash drawers and (1) base cabinet with door and drawer.
  2. Alternate No 14: Omit freestanding island complete. Replace with GWB wing walls at either end of the core, PL-02 base and upper cabinets against the adjacent East/West core wall. SSM-01 countertop, (1) sink in base cabinet with integral kick, (1) water line for coffee maker (2) Full height SST refrigerator/freezers with PL-02 side panels and storage above, (3) integrated trash drawers, all other base cabinets to have drawers and door and upper cabinets to run full length of countertop.
