Multi-Building Exterior Envelope Repair & Renovation

Project Scope

This project will repair exterior masonry and control joints on three (3) buildings, Old Main, Jim Dan Hill Library and the Holden Fine and Applied Arts. The repairs will consist of restoration of loose brick, deteriorated mortar joints and failing horizontal and vertical control joints. The project will also include the repair of the east-facing high tower wall on the Holden Fine and Applied Arts building to eliminate the infiltration of water during a driving rain.
This project will also include hydro cleaning and restoration of the exterior white concrete caste window trim, sills and lintels of the Old Main building. Entrance door replacement and restoration will be completed to match as closely as possible to the original building architecture. The Old Main Curran wing includes two (2) second story metal balconies that will be inspected and refurbished to original condition along with the restoration of the wood balcony entrance doors. The Old Main building contains several glass-block basement windows, some above ground level and some contained below ground level in window wells. The project will replace these windows with a durable insulated material to better handle those locations and conditions.
Project Justification
Due to the age and weathering effects of the exterior masonry walls of Old Main, Jim Dan Hill Library and the Holden Fine and Applied Arts buildings, it is necessary for restoration efforts to provide a water-tight seal to minimize additional deterioration.
Old Main was built in 1914 and is UW-Superior’s oldest and most recognizable campus building. It houses several disciplines including the campus administration offices. Although the building is not on the historic resister, it is desirable to maintain as much of its original historic presence as possible. Over the years, the windows and entrance doors were remodeled with updated components which did not resemble the original architecture. The windows and doors had since failed due to age. An all agency project was completed in 2005 (#04A3J) replacing all the building windows to an energy efficient and historic style. The current entrance doors do not match the architecture nor are they energy efficient. The Old Main building consists of a brick façade with white concrete caste window sills, lintels and banding between floors. This stone has diminished in color over the years due to weather and age. As part of the window replacement project in 2005, the white stone around the first floor level was water pressure cleaned. This building also contains two (2) second story walkout balconies located off he multicultural center, located in the Curran wing. These balconies consist of painted metal structures with original wood entrance doors to each balcony. The doors do not seal well and the metal balcony structures are showing age with peeling paint and surface rusting. The balconies are prominent architectural components to this wing of the building. An all agency project was approved for the restoration of the leaded glass windows in the multicultural center with the work being completed in 2006
