Call to order
A meeting of Battle Forest HOA was held at Daily Grind on Tuesday December 5, 2017 – 7:00pm -8:30 pm.

New business
- Lisa handed out a list of delinquent homeowners and we turned them over to collections with AIO. Lisa needs to have a sit down with Nick to make sure all monies are distributed correctly into each account. We had an issue with homeowners that received late notices but had paid, this has been corrected. Lisa sent bills received at this time to AIO to pay.
- Lisa will turn over the landscaping to Danny.
- We discussed that all homeowners may be able to see all the financials in detail. Josh will handle to see if this is actually true.
- AIO is not being super responsive, Josh will discuss with AIO to ensure the 48 hour response they agreed to.
- AIO sent out welcome package with introductions and instructions on how to sign into their website for each household.
- Maria will follow up with AIO to see if they can tell us how many household have responded with their information and signing into the website.
- We discussed on how to best to homeowners about the special assessment. We have decided to let the know the amount would be around $150.00 and Melissa will explore other options on where to have the meeting since Windwood’s parking may be too small.
- The ACC is worried about the vibe in the neighborhood in regards to the violations, so we are holding off until February 2018 to do the first drive by with AIO and send out any violations. They did notice that there are lots of improvement and homeowners are being proactive.
- Audit is done and Lisa and Maria will pick up all our paperwork for the audit.
- Discussion calling animal control due to lots of cats in the neighborhood.
- Next meeting will be Tuesday January 9, 2018 at Maria Chances’ starting at 7:00pm thru 8:30pm.
Issues still pending
- Amendments needed to be added to the Covenants – changing to 2/3 voting and the pool buy-in when selling a home.
- Try to increase our pool participation, trying to get at least 50 homeowners to agree to be members every year. Then we can maybe look at getting rid of Capital Improvement Dues.
- We have 2homeowners that are in arears with their general dues payments – Bartlett owes last year 2016, we will be sending them to collections via All-In-One.
- Discussed possibly getting new pool furniture in the future.
- Need to have management property company start filing yearly taxes.
- Need to make sure we file with the state of Georgia.
- Our front sign has fallen down – Josh will try to fix before we get someone else.
- Bobby Champagne will be working on our announcement sign.
- We discussed doing a slide show for the next annual meeting so show all the fun events and stuff we have done.
