Job Description

Purchase and Sales

· Work on all aspects of purchase and sale agreements for approximately 20 transactions per annum; due diligence including: title, leases, survey, environmental, engineering, pro formas and IRR with CFO, tax assessment and 1031 assessment with CPA; visiting site; handle all steps of closings (sale leasebacks; build-to-suit transactions and JV’s); overseeing all aspects of financing, construction draws where applicable (with Controller and CFO); lease negotiation; execution of deal; short term and long term financing.

· The typical purchase requires sifting through multiple offerings and calls. Identifying the suitable properties, which range from $300k to $10 million, submitting Letters of Intent, with the support of acquisition manager, preparing and negotiating contracts.

· Outreach to developers and new projects, meeting with prospective and existing partners.

· Work with CFO to reposition portfolio with sales and acquisition of properties and recasting leases.

· Handle all aspects of the determining and actual sale of approximately 15 single tenant properties per annum. Lead sales marketing efforts of single tenant properties:

· Marketing

· Negotiating Broker contracts

· Negotiating Purchase & Sale Agreements

· Due diligence package review

· Actually completing closings

· Completing 1031 Exchanges

· Seller carry-back financing with taking into account 1031 issues

Property Management

· Property management including dealing with:

· Lease terminations, demand letters

· Bankruptcy and bankruptcy issues during completion of the projects.

· Oversee property tax collections, payments and reimbursement from tenants

· Insurance

· Rent collection

General

· Responsible for investor relations.

· Responsible for a part of lender relations with CFO and principals on all credit facilities.

· Familiarity with bankruptcy, re-negotiation of leases with outside counsel.

· Oversee staff of 11. Institute better practices and employee appreciation practices.
