3-1 Mechanical Scope Of Works

The Mechanical Engineering Services provided to the premises comprise of the following systems:

3-3 ABOVE GROUND DRAINAGE

The foul drainage above ground systems has been installed to discharge effluent and waste products from the Building as detailed on the schematic record drawings ref XXXXXXXXXXX located in Section 9 of this manual.

The system has been installed to comply with relevant BS 8000 Part 13, BS EN12056-2 and Building Regulations guidance. The above ground gravity system has been terminated into the underground drainage system with main venting pipework installed to internal automatic air admittance valves or venting to atmosphere above Roof Level.

The drainage from all sanitary appliances, plant rooms and mechanical equipment has been connected to the foul drainage above ground system. The main soil stacks are located within service risers and connect into the below ground drainage system.

Waste pipe work for the gravity drainage of condensate from fan coil units has been installed in Geberit pipe with electrofusion fittings. Gravity condense drainage from the fan coil units have been installed from the condense pump discharges connected to the local soil stack via a HEPvO self sealing waste valve.

In the kitchen area drainage / waste pipe work terminate into a main horizontal drainage pipe with final connections, including traps provided by the kitchen fit out contractor.

Surface water sump pumps have been installed within a pump chamber located in the Energy Centre Basement and these discharge into the below ground drainage.

3-4 COLD WATER SERVICE

3-4-1 SYSTEM OVERVIEW

A cold water service installation has been provided to serve the Buildings domestic water services requirements as well as to provide a cold feed to the appliances to the hot water system, heating system and chilled water system. A separate cold water system has been installed to serve the Energy Centre.

The systems have been designed and installed to comply with the Water Supply (Water Fittings) Regulations 1999, BS 6700, and The Building Regulations and all relevant Local and Statutory Authority regulations or bylaws.

3-4-2 SYSTEM DESCRIPTION

A metered mains cold water service has been run from the site boundary across the site to serve the Building, the external pipework has been run below ground in blue MDPE/HDPE pipework. The incoming water supply terminates at the External Tank Room into a stop cock, and provides a down service to the Energy Centre booster set. The Main Building water supply can be isolated at this point.

The mains cold water service also serves the heating and chilled water systems pressurisation units. The water from the tank is boosted by a multistage inverter driven packaged booster set. The boosted water supply distributes potable cold water to the cold water outlets located throughout the Main House as shown on the schematic record drawings XXXXXXXX located in section 10. A water softener has also been provided on the feed side of the water tank to reduce the water hardness to the requirements of Part L2A.

From the booster set pressure reducing valves have been installed in the risers and before the hot water cylinders to reduce the pressure. A fast acting pressure relief valve is provided to the BCWS (boosted cold water service) to provide protection against pressure rises, with the discharge side terminated over the Basement Gullies. A fault alarm is provided to the BMS.

The BCWS distribution pipe work has been routed from the Energy Centre and rises to each floor level via a number of vertical service risers. At each floor level, the BCWS water pipe work is routed at high Level to each area. The branch from the risers is complete with a ball isolation valve and double check valve assemblies. The branch connections at each floor have also been provided with a pressure regulating valve.

Each room zone has been provided with isolation valves as denoted on the schematic record drawings XXXXXXXXX located in Section 9 of this manual to enable areas to be shut down for maintenance purposes.

All final connections to appliances and equipment have been provided with isolation valves.

3-4-3 CONTROL

Following activation, either manually or from the pump-set mounted control panel, the booster pump set will operate continuously and fully automatically to maintain the boosted water system pressure subject to other interlocks and safety devices being satisfactory.

In the event of fault occurring on the pump-set or tank level monitoring a common fault alarm is provided to the BMS. An alarm has been provided to the pump mounted Control Panel in the event of a fault occurring on individual pumps within the pump-set.

A pressure sensing device has been provided with indication to the BMS of the system operating pressure and generates an alarm should the pressure fall below a predetermined level. Should the pressure rise above a preset maximum level this will shut down the pump-set and provide an alarm to the control panel.

Booster pump-set operation is inhibited in the event of selected water storage tank low level detection.

Each tank section (2 No) is monitored and provides the following alarm indication to the BMS:

1.  Low level

2.  Tank overflowing

3.  Water over temperature

4.  Tank room high temperature

5.  Tank room low temperature

In the event of the tank overflowing the motorised valve on the main water supply to the tank will be driven to the fully closed position and provide alarm to the BMS.

The control system allows tank level monitoring system to be temporarily isolated to facilitate tank section maintenance without shutdown of the boosted water system.

3-4-4 EQUIPMENT

Cold Water Storage Tank

The 6000 litre potable standard cold water storage tank installed within the External GRP Tank Room provides 2 No sections to serve domestic cold water system to the Main Building. The cold water storage tank is as detailed on the equipment schedule in Section 6-1-2.

The tank is constructed from glass reinforced polyester resin insulated panels. All nuts, bolts and washers are stainless steel to flanged tanks. Reinforcement of the tank sidewalls is by means of a maintenance free internal stainless steel tie-rod system, thus eliminating the need for external steel support members. The stainless steel is grade 316 to BS 970 Part 1 1996.

Cold Water Booster Set

A packaged cold water booster set has been installed within the Ground Floor Plantroom.

The cold water booster set comprises of 3 No. (duty, assist and standby) inverter driven pumps. Each pump is provided with isolating valves on suction and delivery and non-return valves on delivery.

The pressure booster set control panel is provided with a single common alarm signal initiated by any individual alarm received at the set, sent to the plant room MCC panel and BMS, via volt free contacts.

The booster set incorporates an integral low suction pressure switch and low level float switch at the tank which will raise an alarm at the plant room MCC panel and BMS. Power and control for the booster set is from the MCC Control Panel.

Pressure Reducing Valve

Pressure reducing valves to each branch connection is set at the bar pressure detailed in the testing and commissioning section of this manual.

3-4-5 CLEANING AND CHEMICAL TREATMENT

The water systems have been sterilised and chlorinated in accordance with BS6700.

The details of the tests and commissioning data are located in the Test and Commissioning Section of this document.
