PROJECTS

ARCHITECTURE: CAMBRIA APARTMENTS, PICO UNION, LOS ANGELES. Seismic retrofit and rehabilitation of Victorian-era 3-story apartment building for low income. First application of Federal funds towards Owner-occupied cooperative apartments in the City. Partly financed through investment tax credits. Co-designed with Judith Sheine, Architect, project included complete reconfiguration of original 68 units down to 40 family type apartments, full building systems replacement and extensive resident participation in the design process. Voted best project of 1999 by Southern California Association for Not for Profit Housing.

WILLIAM NICKERSON COMMUNITY CENTER, SOUTH CENTRAL LOS ANGELES. Complete rehabilitation of 1940’s Paul Williams-designed gymnasium in low-income housing project. Complete building systems rehabilitation. Extensive community involvement in building programming, design and art mural restoration. New floors, doors, windows, roof, new gymnasium finishes, ADA access and toilet rooms and a new public plaza.

RUNYON CANYON VISITOR’S CENTER AND PARK RANGER’S RESIDENCE, RUNYON CANYON PARK, LOS ANGELES. Architectural design and site plan for a new visitor’s facility in rustic Runyon Canyon. Collaborative project with Eric Lloyd Wright Architects and Planners. Visitor Center to accommodate park association programs, open-air classes, first aid and information desk. Park ranger’s residence integrated with design of visitor center. Drought tolerant landscape design by Katherine Spitz Associates. Art program by Lloyd Hamril.

HAZARD PARK COMMUNITY CENTER, EAST LOS ANGELES. Complete rehabilitation of community center and grounds. Complete building systems replacement. New floor slabs, gymnasium floors, toilet rooms, lighting, HVAC and new landscape features.

CARMELITOS HOUSING REHABILITATION, LONG BEACH. Seismic retrofit and building systems improvements to 90 poured-in-place concrete buildings for low income residents. Project for Los Angeles County Community Development Commission included extensive coordination of structural systems with architectural rehab components. New roof structure, bolting, shear panels, new stucco and paint throughout. One year build-out required active monitoring of construction process, change orders and scope changes.

WATTS WILLOWBROOK BOYS AND GIRLS CLUB, SOUTH CENTRAL LOS ANGELES. 28,000sf gymnasium and community center designed by Judith Sheine Architect. Concrete block, steel and wood building consisting of athletic areas, arts and crafts, computer learning center, library, kitchen and program spaces. Managed design and construction observation with Judith Sheine Architect. Project completed..

CALIFORNIA SCIENCE CENTER, EXPOSITION PARK, LOS ANGELES. Project management for schematic design phase of five story aquarium and science exhibit building. Extensive live exhibits for sea habitats and rain forest. Coordination with exhibit designers and museum management. Project in construction.

SANTA ANA CIVIC CENTER PARKING GARAGES, SANTA ANA, CALIFORNIA. Architectural design for two concrete parking garages serving the Civic Center district.

MOUNT SAN ANTONIO COLLEGE SPORTS FACILITIES, WALNUT CALIFORNIA. Architectural design for the rehabilitation of several gymnasium and locker room facilities. Complete pool tank and deck refurbishment.

URBAN DESIGN ALAMEDA DISTRICT PLAN, UNION STATION, LOS ANGELES. Coordinated design and production

of the 70-acre mixed-use transportation plan for the Los Angeles Union Passenger Station and the United States Postal Service Terminal Annex. Managed extensive environmental and master planning documentation including a Specific Plan and phased parcel development plans. Prepared and managed the production of plan materials and wrote the urban design sections of the master plan and EIR documents. Portions of the plan, now in construction, include 25 low and high-rise building sites for private commercial, entertainment and government uses and contains provisions for the continued use of the rail yard by Amtrak, Metrolink, Metrorail and commuter and local bus services.

UNION STATION MASTER PLAN AND TRANSIT INFRASTRUCTURE PLAN. Directed a study to identify the development parcels for the Union Station 52-acre parcel. Prepared detailed development guidelines for 25 sites including massing, height limits, access, transit linkages and open spaces. Coordinated study with preservation master plan.

GATEWAY CENTER URBAN DESIGN GUIDELINES AND ART PROGRAM IMPLEMENTATION. Prepared urban design guidelines for the GatewayTransit Center development at LAUPT. Parcelation design, height, massing, orientation and connections of buildings to transit facilities and parking considered individually and as part of the ensemble. In addition, co-facilitated the public arts competition and artist selection process that produced the art pieces at the MTA Headquarters Building and Gateway Plaza. Coordination of bilingual artist solicitations, selection process, art site coordination with master plan and architectural guidelines for the art pieces.

TERMINAL ANNEX SITE DEVELOPMENT STUDIES. Prepared a series of alternative development scenarios for the United States Postal Service / Ratkovich-Villanueva parcel adjacent to El Pueblo de Los Angeles. The plans proposed office and retail, specialty retail and entertainment environments that are suitable for expected commercial real estate market.

CHINATOWN MIXED USE/ TRANIST CENTER. This project capitalizes on the presence of the Blue Line Light Rail Station connecting the station at Alameda with Broadway, the main commercial artery in Chinatown. The proposed project would become a specialty retail and entertainment center oriented towards the increasing Chinese tourist market. The project would build a 70,000sf retail/ entertainment center with 200 room hotel and parking. Of particular interest is a proposed community plaza adjacent to the Metro station and integrated into the design of the center.

WESTLAKE/ Mc.ARTHUR PARK JOINT DEVELOPMENT PROJECT. Developed alternative schemes for the parcels adjacent to the MTA Red Line Station at Westlake McArthur Park. This joint development project is being developed by MTA in partnership with Catellus Development Corporation. The program includes a community serving supermarket, a parking garage and community spaces.

THE ARCHITECTURE OF TRANSIT-ORIENTED DISTRICTS, HIGHLAND PARK. Participated in NEA/Graham Foundation funded study about the development of transit nodes in the Los Angeles region. The selected subject was Highland Park and its three Gold Line light rail stations. The results of the study and the community consultations were exhibited at Barnsdall Art Park.

EXPOSITION PARK MASTER PLAN, LOS ANGELES. Project management and design for current phase of Exposition Park Master Plan. New planted promenades and corner park. Extensive design workshops with park institutions and surrounding communities. Project ongoing.

SEAPORT VILLAGE REHABILITATIVE RE-USE, SAN DIEGO, CA. Prepared urban design alternatives for the development of the Old Police Headquarters Building and the Seaport Village retail and tourist entertainment center. The project proposed the rehabilitative re-use of the historic structure with active commercial and entertainment uses.

PICO AND GARNIER BLOCKS STREETSCAPE, EL PUEBLO DE LOS ANGELES. Prepared urban design and streetscape plan for the public streets and sidewalks surrounding seven historic building in the Pueblo. Working with Katherine Spitz Associates, designed and managed a comprehensive plan to reinstate historic streets deleted during the 1960’s. The plan currently in construction will pave streets, expand existing sidewalks, install new street planting and pedestrian lighting and seating. The plan incorporates a complete interpretive signage program to orient and educate the tourist and local residents about the Pueblo and its history.

CESAR CHAVEZ BEAUTIFICATION PROJECT, EAST LOS ANGELES. Prepared a phased business district improvement plan for a five-block stretch of Cesar Chavez Boulevard in East Los Angeles. The County CDC project proposes to enhance the overall visual quality of the area by implementing specific improvements such as new street trees, lighting, façade improvements and a district-wide arts program focused on the life of the prominent Latino labor leader. The plan’s implementation has resulted in construction of three public parking lots to serve the local business community.

FIVE SITES STUDY UNIVERSITY OF CALIFORNIA Santa Barbara. Participated in preparation of urban design study for five new academic institutes within the campus. Plan and three-dimensional sketches served to explore site plan alternatives to arrive at optimum utilization of space, parking, views and access. Plan became part of long-range development plan for campus.

MOUNT SAN ANTONIO COLLEGE, MASTER FACILITIES DATA BASE, WALNUT. Participated in development of comprehensive geographic database to inventory all campus spaces and equipment.

MOUNT SAN ANTONIO COLLEGE, CAMPUS ACCESS PLAN, WALNUT. Prepared plans for new parking facilities and campus pedestrian and bicycle paths to improve overall access.

PRESERVATION / ADAPTIVE RE-USE KENNY BUILDING, LOS ANGELES, CALIFORNIA. Project architect with Miller Fisher Architects.

Feasibility study for building rehabilitation. Schematic plans for complete systems rehabilitation of Gregory Ain building of 1947. Rehabilitation to include structural, mechanical and electrical systems, extensive re-grading and re-landscaping.

POINT FERMIN LIGHTHOUSE, SAN PEDRO. Project architect for seismic retrofit and adaptive re-use of the 1870’s wood frame lighthouse as a maritime and lighthouse museum. Listed in the National registry of Historic Places. Project involved new foundations, braced frames and structural reinforcement, new roof, all new building systems including exhibit lighting and HVAC. Now under construction.

CABRILLO BEACH BATHHOUSE, SAN PEDRO. Project architect for seismic retrofit and rehabilitation of an early 1930’s Mission Style bathhouse and community center. Reinforcement of existing structural systems. Replacement of all major building systems. Reconfiguration of modified spaces to return to original scheme. City of Los Angeles Cultural Monument. Project completed.

PALMER HOTEL, LOS ANGELES. Project architect for complete rehabilitation of ca. 1911 single room occupancy residence hotel. Seismic retrofit of un-reinforced masonry structure. Complete building systems replacement. Original structure and basic layout preserved. Major social and program spaces including counseling rooms, community kitchen and landscaped courtyard.

PICO HOUSE, EL PUEBLO DE LOS ANGELES. Complete exterior and interior rehabilitation plan for the landmark building housing the city’s first hotel to be transformed into the Museum for the City of Los Angeles. New building systems including roof, electrical, HVAC, lighting, doors and windows, toilet rooms, façade lighting and rehabilitation of the main spaces.

MERCED THEATER, EL PUEBLO DE LOS ANGELES. Complete exterior rehabilitation of the first theater of the city of Los Angeles. Project included replacement of missing entrance portico, façade features, façade lighting and building systems. Renovation of theater basement and utility tunnel connecting to Garner Block.

MASONIC HALL, EL PUEBLO DE LOS ANGELES. Complete exterior rehabilitation of the first Masonic Temple of the city of Los Angeles. Project included rehabilitation of the portico structure and the introduction of new handicapped access for the building and the adjoining Merced Theater. Repair of fire damage and re-building of missing elements. Complete renovation of basement. Replacement of major building systems including roof, electrical, HVAC and plumbing.

HELLMAN QUON BUILDING, EL PUEBLO DE LOS ANGELES. Complete interior and exterior renovation of one of the oldest retail structures in the city. Complete structural rehabilitation, new roof, building systems, façade lighting and HVAC. Project intended to house new retail / entertainment venue fronting the Plaza. East wing to contain administrative spaces for the Historic Monument.

425 NORTH LOS ANGELES STREET, EL PUEBLO DE LOS ANGELES. Exterior renovations to the building and adjoining courtyard as part of the proposed Chinese Museum of the City of Los Angeles. New courtyard landscape design.

TURNER BUILDING, EL PUEBLO DE LOS ANGELES. Complete reconfiguration of ca. 1960’s building to house new HVAC chiller plant and park security office and toilet facility for the Historic Monument. Re-working of basement spaces to accommodate new utility and storage spaces.

GARNIER BUILDING, EL PUEBLO DE LOS ANGELES. Exterior and interior renovations to 25,000sf historic retail building. Extensive structural reconfiguration to allow new stairs, shafts, elevators and the deletion of inappropriate additions during the 1960’s. Complete façade re-pointing and cleaning, new roof, new doors and windows, new metal canopies. Complete interpretive signage program and adjoining landscape, perimeter walls and lighting.
