GENERAL
APPLICABLE TO ALL / ELECTRICIAN:
  • Test fire alarm and make safe for refurbishment then re test on completion
  • Ensure smoke alarm functional / mains connected in ALL rooms
  • All bedrooms to have a TV aerial point close to a specified electrical socket (TV booster in loft area).
  • Install a 10mm water bond
  • Supply and fit combined 1 x Emergency lighting /motion sensing 15WATT LED Bulkhead to all landings any additions to be motion sensing (Hallways etc.)
  • Remove redundant fittings
  • Ensure 1 x single socket on each landing
  • Supply and fit the OWL intuition (like British Gas’s HIVE system).
  • Certificates to be issued for:
  • General electrical health
  • Fire alarm service
  • Emergency lighting
DECORATER / PRIMARY CONTRACTOR:
  • All waste to be disposed of throughout project
  • Builders Site clean to be carried out prior to decorating to ensure smooth finish
  • Fit curtains / blinds in each bedroom, Kitchen, living room and 1 bathroom.
  • Assemble and ‘ready’ all bedrooms, kitchen, bathrooms and living room. Flat pack furniture assembly for all bedrooms, living room and kitchen.
  • Each bedroom will have a bed, wardrobe, 2x bedside units and chest of drawers as well decoration items to hang on wall.
  • Fix Door number on each bedroom (to be supplied)
  • Affix fire stickers / warnings throughout the property(to be supplied).
  • Remove loft hatch, check for insulation.
CARPENTER:
  • Fit Fire Door (4 or 6 panel) + self-closing mechanism + pin entry lock on door (with key option)
  • Door must be completed to HMO fire safety standard (fire resistant hinges, strips etc.)
  • Existing door closers to be re-used.
PLUMBER:
  • All radiators to be set aside for re-use (allow painting).
PAINTER:
  • 90% of the house to be re-painted
  • Prepare wall, paint all walls, ceilings, all woodwork (including door if required), including the inside of the window ledge. Feature wall TBC per room (painted not wall papered).
  • Remove existing curtain fittings, shelves etc. and fix walls as necessary and paint, where relevant.
  • Ensure Loft hatch is also painted/decorated

FIRST FLOOR
Front Small Bedroom (#3) /
  • ELECTRICIAN: Add one double sockets in bedroom – position to be agreed.
  • Quote difference between USB and ‘normal’

Front Large Bedroom (#4) /
  • ELECTRICIAN: Add one double socket in bedroom – position to be agreed.
  • Quote difference between USB and ‘normal’

Middle Bedroom (#5) /
  • ELECTRICIAN:Move the socket from skirting board to another location as double USB socket (TBC).
  • DECORATER / PRIMARY CONTRACTOR: Install a single vent on right side of chimney wall for airflow.

Back Bedroom (#6) /
  • ELECTRICIAN: Add one double socket in bedroom – position to be agreed.
  • Quote difference between USB and ‘normal’

Bathroom / Shower /
  • PLUMBER: Ensure drains are open / all functional fully.
  • DECORATER / PRIMARY CONTRACTOR: Apply bathroom window grey film (sand blast effect)

Hallway upstairs /
  • PAINTER:Remove coat hanging. To be installed downstairs?
  • CARPENTER: Fix a ‘normal’ / folding door on the boiler room with a lock.

GROUND FLOOR
Front Bedroom (#1) /
  • PLUMBER: Remove / disconnect and discard gas fire.
  • DECORATER / PRIMARY CONTRACTOR: Finish off / tidy up wall / chimney post gas fire coming off.
  • Install a single vent on right side of chimney wall for airflow.
  • Remove all extra furniture and broadband fixtures on wall.
  • Budget in for repairing the felt roof above the bay window.

Middle Bedroom (#2) /
  • DECORATER / PRIMARY CONTRACTOR: Remove all shelves, fix wall as necessary and paint
  • Install a single vent on right side of chimney wall for airflow.
  • Remove all extra furniture and broadband fixtures on wall.

Hallway downstairs /
  • DECORATER / PRIMARY CONTRACTOR: Fit a ‘mail collector’ box on the inside. To be supplied
  • PAINTER:Paint just the banner of the stairs (ground floor to upstairs). See last page for an example (just the banner, not the stairs)

Electric Cupboard /
  • ELECTRICIAN: Add one double socket in the storage for the broadband router – position to be agreed.
  • Ensure fire alarm panel fully functional
  • CARPENTER:Ensure fire door fully functional.
  • Door must be completed to HMO fire safety standard (fire resistant hinges, strips etc.)

Living Room /
  • DECORATER / PRIMARY CONTRACTOR: Investigate damp near the window (guttering at back?)
  • Remove defective plaster back to brick, inject DPC, DRI-coat, emulsion and paint.
  • PAINTER: Prepare wall, paint all walls, ceilings, all woodwork (including door if required), including the inside of the window ledge. Feature wall TBC.
  • Remove existing curtain fittings, fix walls as necessary and paint
  • ELECTRICIAN: Living room to have a TV Aerial point close to a specified electrical socket.

Kitchen /
  • DECORATER / PRIMARY CONTRACTOR: Investigate damp near the window (guttering at back?)
  • Remove defective plaster back to brick, inject DPC, DRI-coat, emulsion and paint (kitchen and small storage room).
  • DECORATER / PRIMARY CONTRACTOR: Cost of putting in a UPVC door?

Back hallway /
  • PAINTER:Prepare wall, paint external back wall on the inside (weather moisture appropriate paint)
  • DECORATER / PRIMARY CONTRACTOR: Cost of putting in a UPVC double glazed window (x2)
  • Investigate flat roof, why is it leaking? Repair

Shower room /
  • DECORATER / PRIMARY CONTRACTOR: Install a mirror on top of the sink
  • Fit soap/ tower rail
  • PLUMBER: Ensure drains are open / all functional fully

W/C /
  • DECORATER / PRIMARY CONTRACTOR: Install a toilet roll holder on wall.
  • Install a simple toilet door lock
  • PAINTER:Prepare wall, paint external back wall on the inside (weather moisture appropriate paint). Paint Pipe.

OUTSIDE
FRONT OF PROPERTY / All paint used on outside work must be weather appropriate paint
DECORATER / PRIMARY CONTRACTOR:
General
  • Remove the wooden slab stuck on front of the property (1st floor level)
  • Paint all wood work for front ground floor window (towards the top).
  • Clean all brickwork (front of building). Patch test a small area with pressure washer first.
  • Dummy security camera to be installed with signs (to be supplied)
  • Clear all guttering.
  • Budget in for removing old guttering and down pipe, supply and fit new gutter approx. 15meters and down pipe approx. 5 meters.
Front Garden
  • Blockwork (under the fence) to be jet washed and cleaned (heavy duty) on the inside and outside
  • Fences to be painted black colour. Wood to be prepared for painting first etc.
  • In the existing gravel area, remove all weeds. Spray weed remover/killer spray (at least 3x times over the course of the building works)
  • Remove all weed from the back of the front courtyard, apply weed spray (3x times minimum over 3 days), lay weed membrane, and fill with gravel (confirm gravel type).
  • Fix in two wide slabs at side of the property (enough space for 2x black bins)
Front Porch
  • Refresh white paint on the front door including all sides wooden panels
  • Two coats of undercoat and one coat of gloss.
  • Please ensure Dulux weather shield paint
  • Cost of above vs. getting the door replaced all together?
  • Change 2x Main door locks with a 5 level mortice lock
  • Remove all non-working door bells
  • Remove sticker at front door
  • Refresh White Paint the inside of the pillars white (like the neighbours on the left hand side if you are looking at the property). Pls use weather appropriate paint.
ELECTRICIAN:
  • Supply and install a movement sensor based light in the front porch

BACK OF PROPERTY /
  • DECORATER / PRIMARY CONTRACTOR:
  • Clear all guttering.
  • Clear out all rear garden. Cut back (significantly) over grown tree behind the fence
  • Cost of slabbing the garden?
  • Budget in for repairing the felt on roof.
  • PAINTER:Paint all wood work on the rear from outside (weather moisture appropriate paint). Side of the rear hallway on the outside.
  • ELECTRICIAN:Supply and install a movement sensor based light in the front porch

ALL CONTRACTORS

  • Ensure tidy workspace
  • Ensure tool safety at all times
  • To be responsible for your waste and not to use primary contractors skips without permission
  • To assume full responsibility for all Health & Safety for scope of the works. Any common areas to fall under the main contractor’s responsibility.
