It is located in the Central West End area close to universities, hospitals and shopping. We offer a single entry building with a 24-hour non-medical on-site staff, guest log in and planned activities. Optional services include an optional evening meal plan in the dining room professionally catered, on-site beauty shop and personal care services through Nurses to Go or an agency of your choice. This authorization form allows us to verify the information you provide in your application. You must sign the form so that we can proceed with the verifications.

II. THE SCREENING PROCESS

Our application screening process is designed to ensure compliance with the lease agreement. We will verify the information provided on your application and will gather information required for processing via the methods listed below:

1.  General credit check

2.  Public records and criminal records checked

3.  Current and previous landlord references

4.  Must pass a home visit inspection by management

III. ELIGIBILITY, SCREENING AND REJECTION

Eligibility Criteria

5.  Age: All residents must be 62 years of age.

6.  Income: Minimum incomes must be met by each household member before the screening criteria is applied. This is clarified on the enclosed Rent Schedule Information Form.

7.  Occupancy: Not more than two persons per unit.

Screening Criteria

1.  Credit in good standing:

2.  No negative information from a landlord, property owner or mortgagee, which is without remedy.

3.  No debt write- off within 2 years of application, including bankruptcy.

4.  No debts placed in collection.

Criminal Activity Screening Criteria

Police record check revealing no record of past criminal activity, as allowed under the law, as follows:

1.  No record of conviction for drug related charges.

2.  No record of a felony conviction for a crime against a person within the last 5 years.

3.  No record of a conviction for a crime against property with the last 5 years.

Home Visit

Satisfactory rating on inspection of current applicant’s home to evaluate cleanliness and general living standards. A manager or leasing agent, using a standard checklist will conduct this inspection after the application has been processed, but prior to the lease signing.

Reasons for Rejection of Application

1.  Applicant does not meet the basic eligibility criteria.

2.  Applicant does not meet the screening criteria.

3.  Does not pass home inspection.

IV. DEPOSIT INFORMATION

Before an apartment will be taken off the market and the application is processed, the applicant must pay the application fee and holding deposit of $100.00 which will be applied to the security deposit for the unit which they are applying. This deposit will hold the apartment you are interested in for a period of two weeks. The applicant has three business days to cancel the application and a full refund less the application fee will be returned. Upon signing the lease, the holding deposit will be transferred to your security deposit.
