Purpose / This assessment standard is for people who intend to operate as a residential property letting agent in the real estate industry.
People credited with this assessment standard are able to:
–explain the key features in a house that may contribute towards an efficient, comfortable, healthy residential property; and
–assess and report on the efficiency, comfort and health of a given house for residential property marketing.

2Definitions

Homestar™Assessment Tool– is a comprehensive, independent national rating tool that measures the health, warmth and efficiency of New Zealand houses.

Industry practice– refers to activities of experienced, competent property management personnel which are in accordance with the Code of Practice and the Residential Tenancies Act 1986.

3Assessment

Assessment against practical aspects in this assessment standard must be based on the following criteria: evidence derived from a real or a simulated workplace situation, provided the simulation reflects industry requirements and requires performance that replicates a real working environment.

Outcome 1

Explain the key features in a house that may contribute towards an efficient, comfortable, healthy residential property.

Performance criteria

1.1Key features are explained in accordance with the efficiency, comfort and health assessment tool.

Rangekey features include but arenot limited to –energy, water, health andcomfort, waste, site;and

may include but is not limited to – Homestar™ Assessment Tool.

Outcome 2

Assess and report on the efficiency, comfort and health of a given house for residential property marketing.

Performance criteria

2.1Assessment uses the efficiency, comfort and healthassessment tool in accordance with industry practice.

Rangemay include but is not limited to – Homestar™ Assessment Tool.

2.2Assessment tool results are interpreted and a summary report of findings is documented in accordance with industry practice.

Rangefindings may include but are not limited to – areas where the house scores highly, recommendations for areas for improvement to increase marketability.
