Tax Rebate Program for Seasonal Recreational Property

Frequently Asked Questions

The Town of Happy Valley-Goose Bay has a tax rebate program for Seasonal Recreational Property. The following are some general questions often asked about the program.

1)What is a seasonal residence?

A seasonal residence “means a dwelling which is designed or intended for seasonal use and is not intended for use as permanent living quarters.” The Town records approved land uses for tax purposes. Any properties that the Town has listed for seasonal residential use will receive the application form for the rebate. The application form is enclosed with the tax notice.

2)What is a property tax rebate for a Seasonal Recreational Property ?

The Town recognizes the remote and isolated nature of many seasonal residential properties. In response the Town offers a rebate of a portion of taxes because of the limited nature of seasonal residential use. Some seasonal residential properties which front public roads and may be prone to year round use or have greater access to services will not qualify for a rebate, … but most isolated cabins will qualify.

3)Is the rebate automatic, or do I need to pay my taxes in full?

No, the rebate is not automatic. You will need to pay your taxes in full. To apply for the seasonal residential tax rebate, fill out an application form for the rebate and submit it to the Town office located at 212 Hamilton River Road, PO Box 40, Stn B, Happy Valley-Goose Bay, A0P 1E0. The Town will review the application to make sure all the rebate criteria are met. If you qualify for the rebate you will receive a check from the Town in the mail.

4)What are the criteria for a rebate?

To be eligible from the Seasonal Recreational Property Tax Rebate you must submit an application for the rebate, and meet ALL of the following criteria;

  • The Seasonal Recreational Property must be within the municipal boundaries of the Town.
  • You must also have a principal residence located elsewhere in the Town.
  • The Seasonal Recreational Property must NOT be connected to municipal services, utilities, or have year round road access,
  • All taxes/fees payable to the Town must be paid in full
