Estate Title & Trust is not a real estate company, but a title insurance company with expertise in coordinating and conducting closings on real estate transactions.

Our services, include, but are not limited to, doing the title search, ordering a survey, ordering payoffs on existing mortgages, coordination and conducting the closing.

THINGS TO CONSIDER WHEN SELLING YOUR HOME
- CONTRACT – You may obtain a standard real estate contract from a local office supply – You and your buyer should complete the contract – Estate Title & Trust CANNOT assist you in completing the contract. However, our attorney Monica Hentchel, for a fee of $150.00 can.
- LOAN APPLICATION (if necessary) – The buyer should contact a mortgage company of his choice and make application for the loan.
- CLOSING AGENT – As soon as the contract is completed submit to Estate Title & Trust the following:
- Copy of Contract.
- Name, address and telephone number of the mortgage company that holds a mortgage on your property.
- Name and telephone number of buyer.
- Name and telephone number of seller.
- Name and telephone number of the new mortgage company, if any.
Estate Title & Trust will:
a. Order the title insurance commitment.
b. Contact the buyer about homeowners insurance.
c. Order any payoff statements or assumption statement, as necessary.
d. Contact the new mortgage company to advise them to send the closing package to our office upon loan approval.
e.Order the survey (if the contract required one or if there is a new mortgage, upon loan approval) upon receipt of written authorization
from party paying for the survey.
f. Set the closing date and time upon loan approval.
g.Compute the closing figures and prepare the closing document required for the individual transaction.
h.Advise the buyer of the amount due for closing and the requirement for certified funds.
i.Close the transaction and disburse all funds to you, your old mortgage company and any other necessary parties.
j.Records the deeds, mortgages and any other necessary documentation of public records.
- TERMITE INSPECTION – If required by your contract or if there is a new mortgage being held executed for the transaction a termite inspection must be ordered. The pest control company will have to have access to the home for the inspection so it is normally the seller who will order this item. As it is normally required that this inspection be no more than 30 days old at the time of closing a good time to order this item would be as soon as the loan has been approved. If there is not a new mortgage being executed you can order the inspection at any time keeping in mind the 30 day requirement. Please make sure the termite company issues an HRS 1145 Termite Inspection Form as this is the accepted form by local lenders.
- HOMEOWNERS INSURANCE –The buyer needs to be aware that he will be required to purchase homeowners insurance on the new home, our office will contact him concerning this item. It is not a bad idea for him to begin “shopping” for this item prior to our contacting him.
- Professional Help–Over 80% of buyers for NE Florida real estate have used the services of a real estate agent in guiding them thru the process of locating a home, preparing offers, and closing the transaction.
